RecallChek Report     We provide every home inspection client with a FREE appliance recall report.  RecallChek is our valuable new service that screens the major appliances and heating and air conditioning systems for manufacturers recalls and safety bulletins.  Did you know that there are 2 million dishwashers on recall so far? 

If you have a recalled appliance, our RecallChek report will provide you with all the necessary information, phone numbers and websites for you to make a claim.  The good news is, most recalls are handled by the manufacturer at no cost to you, or the home seller - truly a win win situation for everyone.  We have helped many of our clients obtain free repairs from the manufacturer when a recall is found.  We even helped one of our clients recover stolen kitchen appliances with the model numbers that we obtained during the home inspection!

Most of these homes have not been properly maintained during their vacancy.  Many vacant foreclosures have problems such as mold, termite activity, water damage, roof leaks, and inoperative mechanical systems.  Some have been vandalized and appliances and fixtures may have been removed or stolen.  If you are buying a foreclosure, make sure that you have a thorough inspection on this type of purchase.  Our comprehensive inspection reports and detailed inspection procedures will give you the information you need to make a sound buying decision. Termite Inspections:   Atlanta Property Inspections can help you with your termite inspection.  We have the same training and provide the same termite report (Official Georgia Wood Infestation Inspection Report) that all of the other pest control companies provide.  Don't rely on the seller's pest control contractor or inspection report - get your own termite inspection and be sure there are no infestation issues or conditions that can attract future termites.

Radon Testing:   Did you know that Atlanta has a significant amount of radon issues?  High readings are typically found in Gwinnett, Cobb, Fulton and DeKalb counties.    Radon is the number one cause of lung cancer among non-smokers.  Many home buyers are recognizing the risk of radon gas and are having their home tested during the home inspection.   

We can help you with Radon Testing; our 48 hour radon test, using a continuous monitor,  can identify whether your new home needs remediation efforts or whether your home is within safe levels.  The cost of remediation can range from $1500 to $2500 for most homes.  Having this information up front can help you  negotiate this major expense with the seller.  For more information, please see our radon page on this site or visit epa.gov/radon. 

Irrigation Systems:   Many homes have lawn & landscape irrigation systems; some systems can have problems such leaks, bad spray heads and other operational concerns.  Most home inspectors do not inspect these systems in the course of a normal home inspection.  Let us know if you would like to add this inexpensive service to your Certified Home Inspection.

Mold Testing:    Suspected mold spores are often observed during a home inspection; some are not harmful while others can pose significant health risks.  It is critical to properly identify the type of mold spores or fungus so that the correct type of treatment or mitigation can be implemented.  Our mold screening procedure tests the indoor air for mold spores and fungus growth and includes a detailed analysis of the type of mold, the spore counts, and the health effects of each type of mold found in your home.

Water Testing:   Some homes with well water or older galvanized piping can have contamination in the water supply.  We can test for several contaminants such as coliform bacteria (includes E. coli), arsenic, lead, nitrate, nitrite, iron, chloride, alkalinity, manganese and others.  Ask about our two water sampling tests to see which is best for your home.
