During your Certified Home Inspection with Atlanta Property Inspections, you will be asked to absorb a lot of information in a short period of time. We will provide you with a detailed and comprehensive inspection report with color photos, an Inspection Summary with repair recommendations, and possibly an environmental report such as a radon test or mold sampling. We use nationally recognized inspection standards and techniques as well as specialized inspection tools such as gas leak detectors, moisture meters, and water pressure gauges to ensure that you are getting the accurate information you need.
We take the extra time to provide you with additional and valuable information that the other guys don't - things like the estimated remaining life expectancy of roofs, HVAC systems, water heaters and other systems in your home. Items that are estimated to cost $1,000 or more to correct. Quotes are advised.
MODERATE REPAIRS:
Items that are estimated to cost between $300 - $1,000 to correct. Quotes are advised.
MINOR REPAIRS:
Items that are expected to cost less than $300 to correct; many are handyman or do-it-yourself.
SAFETY HAZARDS:
Items or conditions that are unsafe and need immediate repair.
UPGRADES:
Items that are recommended as an optional upgrade and are not considered to be repairs.

NEW HOMES:
Due to the recent growth of the metro Atlanta area, Atlanta has many newer homes, particularly in the suburban Atlanta counties such as Gwinnett, Cobb, Forsyth, Hall, Cherokee and north Fulton. The vast majority of new home buyers are choosing to have their new homes professionally inspected. With so many sub-contractors involved in the construction of a new home, making sure every installation is perfect can be a very challenging responsibility for the builder. Even the best and most respected builders can have a faulty installation or two. A professional home inspector can provide a "second set of eyes" that helps the client and builder find some of the things that may have been missed.
New homes receive the same inspection as the Certified Home Inspection listed above; the new home inspection will also help focus on building code issues. The inspection is also a great time to perform a "pre-walk through" inspection or a "punch list" inspection where the buyer lists some of the defective cosmetic items in preparation for the builder's orientation or walk through. Because cosmetic items are not within the scope of the home inspection, they should be documented separately by the home buyer. During the course of our new home inspection, we often see cosmetic issues and assist the client by pointing out those items for the punch list.
Most new home builders in the metro Atlanta area have a requirement that the home inspector be code certified. The current building code for our area is the International Residential Code (IRC) and it is updated every few years. If you are purchasing a new home, you should strongly consider hiring only a code certified home inspector. Because of the builder requirement, metro Atlanta is fortunate to now have one of the highest concentration of code certified inspectors across the US. An excellent resource for new home buyers is the Georgia Association of Home Inspectors (GAHI) whose high standards require that their members be fully code certified. GAHI inspectors (visit www.gahi.com), like Atlanta Property Inspections, are trained to inspect the home for typical inspection defects as well as documenting code violations.
TOWNHOMES AND CONDOS:
Whether you're buying an intown condo in Buckhead or Decatur or maybe a suburban townhome in Roswell, Suwanee or Smyrna, you need a home inspection. Some communities are nothing more than converted apartment buildings that were poorly built, wired and insulated. Some older intown buildings have asbestos and outdated wiring that can become an expensive problem for the Home Owners Association (which could include you). Newer units built in the 1980's or 1990's, in DeKalb, Fulton, Cobb and Gwinnett counties, may have defective wood fiber board siding (such as Louisianna Pacific Inner Seal) or they could include defective plumbing pipe (such as polybutylene - blue and gray).
