PRE-DRYWALL INSPECTIONS:
This specialized new construction inspection takes place in the short time period BEFORE the drywall / sheetrock has been installed but AFTER the new home has been fully framed, wired, ducted and plumbed. Framing members such as studs, floor joists, load bearing beams, roof rafters, and engineered lumber are all evaluated for proper size, length, and span as well as whether they have been improperly cut or notched. If improper framing is present, there could be future settlement issues with the home as well as sheetrock cracks in walls and ceilings.
In many cases, the builder's framing crew did a great job framing the house, but other trades such as plumbers and HVAC installers are guilty of improperly cutting through important framing members to make their components fit. Improper notching, drilling or cutting of framing members is a common building code violation and a structural concern in new homes construction; because of structural issues with damaged framing members, it is important that these defects be identified and corrected prior to installation of drywall. Once the drywall has been installed, the defects are covered up and are no longer accessible for correction.
