Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

This was my first experience with Atlanta Property Inspections. Alex Sozonov was my inspector. Very oriented details and willing to explained all questions with professional knowledge. Report came into my email box late night. Clearly, it has been covered all details. Plus, show up on time.

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Thorough knowledge of items addressed in report. Home inspector was able to communicate any issues found with buyer and help explain the different items and their severity.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Mold Inspection vs. Mold Assessment

Home is a comfortable and safe space for many people, and considering how much time most of us spend in it, you should feel secure and at ease in your own house. Mold is one of the unfortunate intruders that inhabit a lot of homes. If ignored, mold is an environmental risk that can lead to a number of significant health issues and damage to your house. Since mold can grow and spread in as little as 24 to 48 hours. You need to take immediate action to treat any mold issues. Mold assessment and mold inspection are the two main approaches for controlling the growth of mold in your house. Even though they sound pretty similar to each other, they are a bit different. In this article, we will go over both of these procedures.

Mold Inspections

A licensed home inspector conducts a comprehensive visual assessment of a property during a mold inspection. The inspector carefully examines the property for evidence of dampness, water damage, and apparent mold development, especially in places that are susceptible to mold growth, including attics, crawl spaces, and basements. Sometimes, the inspector utilizes specialist instruments like thermal imaging cameras to find hidden moisture concerns. The principal goal of a mold inspection is to detect any mold issues and offer suggestions for their resolution.

Mold Assessment

Professional mold testing, in comparison to mold inspections, is a much more detailed process because it  involves taking samples from the house and having them examined in a lab. Specialized techniques are applied to the samples in order to identify the kind and presence of mold. In addition to being able to pinpoint the origin and scope of the growth, this procedure can yield a higher degree of accuracy than just an inspection. Sometimes, if a homeowner notices mold during inspection, they may advise for a mold assessment. Gathering air samples from various parts of a house and testing them for the presence of mold are the steps involved in indoor air quality examinations. Samples from every room in the house will normally be taken by the inspector, and the precise kinds and quantities of mold will be examined in the labs.

How Do Mold Inspection And Testing Differ From Each Other?

To summarize, the act of evaluating a mold issue and figuring out the degree of contamination is known as mold inspection. To determine its type and to confirm its existence, assesment is used. Typically, a mold inspection is carried out before mold testing.

Reliable Home Inspection Services

Mold assessment digs deeper into the degree and severity of mold present, whereas mold inspection provides a high-level summary. We hope that this article sheds some light on this misconception. With this information at their disposal, homeowners can protect their homes and loved ones from the possible dangers of mold by making wise decisions by contacting a reliable home inspection company like Atlanta Property Inspections.
