Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Builder Warranties vs. Home Inspections: What’s the Difference?

When it comes to buying and settling into a new home, every step brings new excitements, especially if it’s your first home. In the midst of all that is going on, an important part of the moving process should not be skipped—home inspections. When it comes to home inspections in Alpharetta, GA, it’s important to understand that they’re not all the same. The term “builder warranty” seems to be used interchangeably with the home inspections, but that is not quite true. So, in this article, we will go over the main differences between the two types of inspections, trying to help you in determining which inspection is best for your needs.

Builder Warranty

First, it's important to define what each inspection means. A builder warranty is a guarantee given by the builder of the house implying that it will not have a set of defects and faults for a certain amount of time. Most of the time, they cover the major components of the house as well as the material. The builder warranties usually include a duration, which is determined by a number of factors about the house. Usually, one-year coverage for defects in materials and workmanship, including paint, drywall, and flooring. Two-year coverage includes main systems such as plumbing, electrical, and HVAC. Finally, ten-year coverage includes major structural deficiencies, including the foundation. Here are some of the important parts a building warranty covers:

  • Exterior: windows, doors, and other entrances are inspected for cracks or defects.
  • Interior: walls, windows, outlets, floors, and ceilings are inspected for damage.
  • Plumbing: Various components of the plumbing system are examined for leaks and other damage.
  • Roof: The overall condition of the roof is inspected to see if there are loose, missing, or broken shingles.

Home Inspections

By definition, a home inspection is an unbiased review that is conducted by a professional home inspector to determine a home's overall condition. Home inspections are usually done before a property is purchased, but they can also be done while you’re living inside your home just to see what kind of issues are present or before selling the home so any renovations can be included in the final price. In this inspection, the home inspector checks all critical components such as the foundation, electrical and plumbing system, HVAC, mold, etc. A home inspection is undoubtedly the most important step, especially before closing on your new home, because it is the ultimate unbiased and effective piece of document for making educated decisions and maximizing your investment. A home inspection can help you detect potential issues and get a better picture of the ongoing care that the property will need.

Which One Should You Choose?

Even though a builder warranty carries the great advantage of offering coverage after move-in, it still does not replace the requirement for a home inspection. A home inspection detects problems early and warns you regarding the state of your home, but a builder warranty provides financial protection if specified defects develop after the home is occupied. To safely move into your brand new house, you should call the professional home inspectors of Atlanta Property Inspections. We are a home inspection company that is dedicated to bringing your home to its safest and most effective state. All you should do is call our professionals and schedule your appointment.
