I have hired this company doing inspection on the property that I was planning to purchase in Georgia. I’ve live in California when this was done. Frank Cooper and his team did a great job of inspection and giving me with every details. I really appreciate the advice and the report. Thank you

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

Can a Home Inspection Kill a Sale? Let’s Talk About It

There’s a lot of thought and process that goes into buying a home, and undoubtedly, the most important one is home inspection. Home inspection is the first time a third person closely observes your house to see it as a whole with all the aspects with an objective eye, from its wallpaper to the entire plumbing system. Naturally, it’s one of the biggest factors that go into a sale, and because of this, both buyers and sellers sometimes worry that the inspection can break the deal. However, can that really be the case? The answer is more than a simple yes or no. Let’s talk about it more.

Adressing the Misconceptions

The concern regarding home inspections mainly comes from the fear of the unknown and is a major misconception. After all, you’ve probably inspected the house yourself and found almost everything about it to be perfect, from its outdoors to its neighborhood, and while you’re starting to love the place and think of it as your future house, a process that will take a few hours will bring the possibility of losing your ideal house. However, this process should be thought of as a long-term investment. If everything regarding the house isn’t in a fully clear state, what will happen if in a few years you face a major problem like water damage or discover a shifting foundation? There will be many people who will be blamed, and nobody wants to find themselves in that situation. A buyer always has the right to dismiss the sale if the issues that inspections discover seem to be beyond repair or replacement, and this is protective to both the buyer and the seller.

Viewing Inspections as a Powerful Tool For Negotiations

Like we mentioned before, it’s very important to acknowledge that home inspections are protective measures for buyers. It provides a clear and thorough picture of the state of the property. Not only does it tell you about the current problems but also the hazards and potential future problems that will need repairs or replacements. All aspects of the electrical system, plumbing system, roof, attic, foundational components, appliances, floors, and walls are carefully examined. Buyers will know about the state of the house in its full clarity, and sellers can repair any issues before closing. This way, the final report will be analyzed, and the next step will be worked upon by both parties.

Reliable Home Inspection Services In Your Area

In conclusion, of course the inspection report will reveal a set of issues that will play a major role in the future buyer’s and seller’s choice. However, that doesn’t necessarily mean that sale is completely off. At this point, the best route is for you to sit down and have a conversation with the seller about the options both parties have. Of course you may decide to give up on the sale, or arrangements regarding repairs and replacements can be discussed, or the home’s original price can be discussed again. No matter what the outcome is, working with a home inspection company lets you finish this process with the maximum clarity and effectiveness.
