I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

Common Safety Concerns Found During Home Inspections

A home inspection is an integral part of the home buying and selling process. It provides an opportunity for a qualified home inspector in Atlanta, GA to examine a home and reveal hidden defects that may need to be addressed.

In this guide, Atlanta Property Inspections explains the common safety concerns found during home inspections. Whether you are a homebuyer or a homeowner preparing to sell, the information in this post will help you know what to expect.

Electrical Hazards

Most electrical problems happen quietly before they become obvious and can no longer be ignored. Outdated wiring, undersized panels, double-tapping, exposed wiring, and missing surge protection can all hide behind the scenes. Older homes are more likely to have outdated electrical systems if they haven’t been updated in years. Most of these electrical issues are not visible to the naked eye. They can present an unpleasant surprise if you decide to close a real estate transaction with a proper home inspection. Licensed home inspectors know what to look for in an electrical system, and you can be sure that they won’t leave any stone unturned.

Roofing Problems

Older homes are particularly known to have roofing problems, especially the neglected ones. A damaged roof can create multiple safety concerns throughout a home. Missing shingles, deteriorated flashing, and structural weaknesses may allow water to enter the property. Over time, water intrusion can lead to wood rot, mold growth, and weakened structural components. During a home inspection, roofing materials, drainage systems, and visible signs of leaks are carefully evaluated to identify areas that may require attention.

Plumbing Leaks and Water Damage

Plumbing leaks in homes tend to be elusive because the pipes are located in concealed locations. Even small plumbing leaks such as faucet leaks can create costly problems if left unresolved. Leaks can point to a deteriorating plumbing system. Inspectors commonly discover leaking pipes, corroded plumbing components, and water stains that indicate hidden moisture issues. Excess moisture can damage building materials and create conditions that support mold growth. Water damage may also weaken floors, walls, and ceilings if it continues for an extended period. Plumbing replacement is a major investment that can cost you tens of thousands of dollars. Before you close the deal, work with a top-rated home inspection company to determine the condition of the plumbing system.

Structural Deficiencies

The structural integrity of a home is a major focus during an inspection. Cracks in foundations, uneven floors, bowing walls, and damaged support beams can indicate underlying structural concerns. Remember, correcting structural deficiencies is a costly undertaking, so you don’t want to find yourself closing a deal on a home with these problems. Let a local home inspection company find these issues beforehand.

HVAC System Concerns

Heating and cooling systems help to maintain a safe indoor environment. Home inspectors identify dirty components, damaged ductwork, aging equipment, and improper venting. In some cases, malfunctioning heating systems can create indoor air quality concerns or increase the risk of carbon monoxide exposure. Routine maintenance can help reduce these risks and extend the lifespan of HVAC equipment.

Mold and Moisture Issues

Mold growth is commonly associated with excessive moisture and poor ventilation. Bathrooms, basements, crawl spaces, and attics are areas where home inspectors often find evidence of mold or conditions that encourage its growth. Beyond damaging building materials, mold can affect indoor air quality and contribute to respiratory discomfort for some occupants. Nothing can derail a real estate transaction faster than a potential buyer discovering stubborn mold in several areas of a home. It’s best that these issues are uncovered and fixed for a smooth transaction.
