The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Home Inspection Checklist

An inspection service has many benefits. However, many homeowners don’t know much about the general process and how they can benefit from it. So, to inform everyone, we have gathered some information. Throughout this article, we will go through what home inspectors look for, what to expect from a home inspection as a buyer and a seller, how much inspection costs, and how Atlanta Property Inspection can help. So, let’s start.

What Do Home Inspectors Look For?

An inspector looks at a few items based on the recommendations and guidelines of the American Society of Home Inspectors. Let’s learn about them in this section:

  1. Roof: It is important to check whether there are leaks or empty spaces near the roof.
  2. Walls, Ceilings, and Floors: Checking the general condition of the walls, ceilings, and floors will allow the inspector to get a general idea about the house's condition and see if there are any problems here.
  3. Plumbing & Electrical Systems: Whether you are selling or buying the house, inspecting these systems plays a crucial role.
  4. Insulation: If air or water is easily flowing inside a house, the insulation system must be fixed. Otherwise, it will be way more costly for the homeowners.
  5. Air Conditioning: Air conditioning is a big part of American houses. If there is no AC, there is a big problem with heating. Home inspectors look to see the condition of the AC and give a report about it. Contact Atlanta Property Inspection today to learn what our experienced home inspectors check in a regular inspection.

What Should You Expect From A Home Inspection As A Seller And A Buyer?

There are benefits to getting a home inspection for both the seller and the buyer. As a seller, getting a home inspection can provide you easy access to the items you need to take action on to increase the value of your property. For example, if you are a seller, you can use the report given by the inspector to fix some of the major problems quickly. If you want to sell your property, you can explain the parts you fixed and charge more money. If you don’t want to sell your property, you would have items in your house that are in better condition for you to live on. As a buyer, you can use the report given by the inspector to identify the parts of the house that need to be repaired or replaced. With this information, you can change your mind or negotiate with the owner to lower the price.

How Much Does A Home Inspection Cost?

Home inspection prices can vary depending on the service that gives it, how deep they inspect your house, the location, age, and size of your house, and many more. However, a normal inspection can range from $300-$450. If you would like to know how much home inspection costs for a professional service, contact Atlanta Property Inspection.
