The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

How A Home Inspector Finds Gas Leaks

What is a Gas Leak Inspection?

The name of the service gives it away. A gas leak inspection is identifying leaks in the home with a combustible gas leak detector. Natural gas is mainly composed of methane, which is highly flammable. If there is a gas leak in the gas and the methane concentration increases significantly, it can result in the house catching on fire or even exploding. You may have heard of the warning of a rotten egg-like smell in the house that some people detect in their houses. This smell can come from gas leaks, and homeowners should be cautious. However, sometimes, detecting gasses from their smell may not be as easy. Other gasses heavier than air can collect in low areas and lose their odor. Signs of Propane Gas Leak

  • Higher Bill Than Usual: If your propane bill is higher than usual and you haven’t used more gas, this can indicate a leak.
  • Loud Hissing Noise: A loud hissing sound can easily be heard by homeowners. If you hear this, a gas leak should be one of the reasons that comes to mind.
  • Dead Plants Near The Tank: If you have propane gas in an environment, this will reduce the oxygen levels for the plant and block the sun. So, you will suddenly see the leaves dying.

Gas Leak Inspection Process

Different home inspection services can help homeowners detect gas leaks. The most common form of detection of gas leaks is holding a handheld gas leak detector that can detect any visible gas piping in the house. The leaks mainly occur in gas appliance connectors. These connectors can be ribbed, 2-3 feet long, and can be used to connect a gas-burning appliance to the gas supply in the house. The inspection service will look with their special device to see if the leak comes from any bad connection in the connectors and can sometimes easily fix this.

The combustible gas detector can be used for natural gas and has to be placed in the proper locations. That’s why we don’t recommend homeowners try doing this alone.
