WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

We are relocating from out of state and we were in need of an inspection with a very tight turn around. We received incredibly thorough reporting and an availability to answer questions quickly. Cary Cooper’s professional and expert insight saved us from a potential health hazard. I would very much recommend Atlanta Property Inspection for any of your inspection needs!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

How Much Does a Commercial Building Inspection Cost?

Before buying a commercial property, buyers and owners alike should think carefully about the need for a commercial property inspection. For the most part, property inspections involve more intricate elements that call for specialized knowledge, in contrast to residential inspections, which require a larger space most of the time. A commercial property inspection is a valuable investment that can save you money in the long run. The cost of an inspection will depend on many factors, and in this article, we will discuss the importance of commercial property inspections, what kinds of factors influence prices, and what you can expect cost-wise.

Credentials

For home inspectors, having certain certifications is an important sign that shows the level of professionalism, since these organizations require dedication to maintaining professional standards. Before you hire a home inspector, make sure to check the inspector's credentials and inquire about their training and educational history. Not all states require ASHI certification, but being ASHI certified is certainly crucial for a home inspector. These inspectors are subject to certain criteria set by society, including passing a number of exams and fulfilling requirements. In order to receive the designation of "ASHI Certified Inspector," an inspector must complete over 250 expert home inspections, demonstrating their depth of knowledge in the field.

Percentage of the Listing Price

Taking a percentage of the sale price is how some inspectors prefer to measure the cost. This pricing structure has been used especially for large-scale commercial inspection projects. After deducting a portion from the building's sale price, the inspector will hire additional specialists and inspectors to assist them in completing the project.

Time-Based Pricing

Business inspectors also estimate the inspection price based on the estimated time of completion for the inspection team. The inspector will often strive for an average hourly rate, knowing the worth of his services. Usually, the inspection will take about 8–9 hours, so the hourly cost will be multiplied by that, but of course, the amount of time it takes for the inspection to be completed depends on the size of the building.

Area-Based Pricing

The price or cost based on the building's size is the most common approach. This is said to be the easiest and most logical approach. First, the home inspector defines the cost per square foot. Within that cost, there might be a number of distinct subgroups, such as office space, warehouse space, manufacturing facilities, auditorium space, and any other kind of structure.

What Can You Expect?

To give you an idea of what the prices look like, we can say that:

  • Small to Medium-Sized Properties: Pricing usually varies from $500 to $2,500 for basic inspections or smaller commercial properties.
  • Medium- to Large-Sized Properties: These may require more thorough inspections, which could result in expenses of up to $10,000.

Relible Home Inspection Services

In summary, a thorough commercial building inspection guarantees the property's longevity, usability, and safety. To detect possible problems early on, it is essential to use the experience of a home inspector who is knowledgeable in home inspection procedures. By taking preventive measures, you can protect your investment and feel secure in the knowledge that the building complies with all applicable laws and regulations. You may rely on qualified home inspectors at Atlanta Property Inspection for all of your property inspection needs.
