Thorough knowledge of items addressed in report. Home inspector was able to communicate any issues found with buyer and help explain the different items and their severity.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

How to Read A Home Inspection Report

A home inspection is a service given by professionals to assess the general condition of the property that will be sold. Whether you are buying or selling your house, getting a professional inspection report is crucial. Unfortunately, many homeowners don’t know much about the details of the inspection report and how to read it. So, to help you understand everything about home inspection, we have prepared this guide for you. If you want to learn more, call Atlanta Property Inspections today.

Why Is A Home Inspection Important

A home inspection is an important service that can provide many benefits whether you are buying or selling your home or just wanting to learn the value of your property:

  • Buying A House: If you are looking to buy a house, it is recommended to get an inspection service as it will allow you to understand any ongoing problems of the property before settling in. Based on the house's condition, you can decide on the home you want to finally move in. In addition, you can also use the inspection report to your advantage by negotiating with the seller on the final price of the house.
  • Selling Your Home: If you want to sell your home, getting a home inspection in Roswell, GA will allow you to identify and fix any problems that can change a potential buyer’s mind. In addition, by fixing the problems in your house, you will increase the value of your property and prevent any financial problems later on.

What Is Included in A Home Inspection Report

When professional home inspectors inspect your house, they will hand you a report about its condition. Let’s go over a few things that can be included in this report:

  • Roof: The roof is one of the most essential parts of a house. The inspection report will teach you everything about the roof's condition, gutters, downspouts, chimneys, and many more.
  • Structure: In the inspection report, you will learn about the condition of the foundation, basement, and crawlspace.:
  • HVAC System: Your report might also include how well the house's cooling and heating system works.
  • Plumbing: When selling or buying a house, everyone has to pay attention to the plumbing system. Understanding the system's condition will allow you to determine whether any repairs will be needed in the future.
  • Electrical: A home's electric and wiring system is crucial for the safety of the residents.
  • Door & Windows: Lastly, the report might also contain information about the general condition of the house's floors, doors, windows, and ceilings.

We have provided six common places that many inspection services examine. Depending on the service you work with, they may examine more systems. Call Atlanta Property Inspections today to learn more.

Fast and Easy Way to Reading the Home Inspection Report

If you want a fast and easy way to read the general condition of the house, carefully read the summary page of the inspection report. This will give you a general grasp of everything that might be a problem for the homeowner in the future. If there is anything that you get confused about, you can look at the previous sections to learn more about them. When you finish reading the summary report, ask the inspector for additional things they would recommend you consider or ask them to clarify anything confusing. Lastly, don’t get drowned in details; check the report about the most essential parts of the house, like the condition of the plumbing, electrical, foundation, and roof system, to understand if it is safe to live in the house.
