Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. Firstly, ask the owner or the real estate agent the roof's age. This is one of the most crucial parts in a property inspection. Different houses have different roofs and different roofs have different life expectancies. If no information could be obtained, contact your local building department. If a roof is old, in the long term, it may cause great problems to you and permanent damage to the infrastructure of the house. Secondly, you should ask about the plumbing. Most houses that were built before the 1990s have problematic plumbing like galvanized steel and aging copper. This leak may also cause difficult problems to the buyer in the long term if not noticed.

Potential Risk to Your Health

Another important part to consider is the electrical panel. Again, if you look at homes built before the 1990s, certain brands of electrical panels like Federal Pacific, Zinsco, Sylvania, and Challenger may cause severe damage or risk to your health. Overall, if an electrical panel is old and certain parts combine, it can cause your house to be on fire. Lastly, the water heater system. Finding the age can be easy because most likely there is a sticker on it stating the age. Most of them have a life-expectancy of 10-20 years. If older than this, it can be harmful to your health.
