WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Top 10 Signs You May Need a New Roof

Your roof is unfortunately exposed to every harsh element in your environment to protect you and your family. All year round, it deals with the sun, winds, snow, and rain. Naturally, over the years, it deteriorates and ages and as a result, it can tear and fall apart. To avoid property damage, it is best to make plans for routine maintenance of your roof. One of the most obvious signs that show your roof needs to be replaced is the leaks. That’s because it shows that the roofing materials took serious damage most likely due to bad weather.
