Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Top Issues Found During Property Inspections

Buying a home is a big responsibility and requires the buyer to make the right decisions to avoid future repairs. While a home may look perfect on the surface, beneath it can hold many hidden issues that require deeper analysis. In this article, we have covered five of the most common problems found during property inspections and what they mean for buyers. If you want to learn more, call Atlanta Property Inspections today.

Foundational Problems

One of the structural elements of a home is the foundation. Foundational problems should never be avoided, as they reflect the overall condition of a property. Check for any cracks in the walls, floors, ceilings, and other parts of the house. Foundational problems can be a result of poor construction, wear and tear over time, or natural disasters that lead to such damage. If an inspector observes foundational problems, it might be wise to consult a structural engineer to learn more about their assessment.

Roof Damage

There can be many forms of roof damage. The shingles can become loose or broken, the nail heads can be exposed, there can be incorrect flashing, or it can come to the end of its life in general. A roof lasts anywhere between twenty-five and fifty years. If the age of the roof exceeds these numbers, it is normal to expect roof damage on the property. As a buyer, replacing the roof can cost thousands of dollars. So ensure that there is proper documentation of the roof’s condition, and you can even use it in your negotiations.

Plumbing System Problems

Plumbing issues can be of different varieties. It can range from a simple, constantly running toilet to a major leak in the main pipes of a house. Almost all home inspections cover the plumbing system to uncover any problems related to it. Some older homes used polybutylene and galvanized pipes, which can corrode over time and lead to restricted water flows. Buyers should always ask about the age of a plumbing system and any history of problems. If they aren’t sure of the exact condition of the system, calling a professional plumber to conduct a thorough assessment can be a good idea.

Electrical System Problems

Electrical system problems are one of the life-threatening issues that no buyer or seller should avoid. The inspection reveals any outdated knob and tube wiring, overloaded panels, the condition of the lights, or insufficient outlets. The buyer should always read the report of the professional inspectors to see whether further assessment of this system is needed.

Issues with the HVAC System

The heating and cooling systems can sometimes not work as efficiently as expected. These units usually have a lifespan of around fifteen to twenty-five years. A home inspector in Sandy Springs can help identify the condition of the HVAC system and determine if it's necessary to change filters, seal ductwork, and improve the overall efficiency of the system.
