The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Window Maintenance Tips: For The Homeowner

The longevity and functionality of your windows depend on proper maintenance. Furthermore, well-maintained windows contribute to the preservation of your home's worth because they are a significant investment. So, in this article, we will try to cover the fundamentals of window maintainance.

Regularly Clean Your Windows

Regular cleaning is the easiest way to prevent damage to windows. Dust and filth can be easily and quickly removed from wooden windows by using a moist cloth. Make sure the fabric isn't very damp. If not, you run the risk of the timber frames decaying. To clean metal or vinyl frames, use warm water and a small amount of soap or mild detergent. Use only non-abrasive cleaning agents that won't scuff your window frames. It is recommended that you clean the tracks on the frame in addition to the window panes. Irrespective of the material composition of the frame, this step is critical. Debris, spider webs, and moisture accumulation are common in the track area. To maintain the window tracks in good condition, use clean water or a suitable cleaning to remove any muck.

Regularly Inspect Your Windows

Your windows should be inspected once every three months. You'll be able to identify any possible problems in this way before they worsen. First, look for any evidence of deterioration on the window sash and frame. In order to identify any possible problems, open and close the window. Checking the panes for indications of moisture is also necessary if your windows have two panes. The weather stripping needs to be changed if any are visible.

Be Aware of Cracked Windows

Because the strength of the windowpane is no longer operating at its peak, cracked glass is a possible accident waiting to happen. Furthermore, air can flow into and out of your property through even tiny cracks, and you will see the result of this via your monthly heating or cooling bills also when there's a broken window, especially if they're double or triple pane windows, the argon gas which between each pane is also going to get out and will cause the panes to not to work correctly. 

Avoid Abrasive Products

Avoid using abrasive products on glass because abrasive cleaning solutions can leave tiny scratches on glass surfaces. In the long term, this could result in cracks or other major damage; in the near term, it will significantly affect a window's looks, making it appear deteriorated. Instead, if you want to clean your windows, use a clean microfiber cloth and a mild cleanser, like soap and water. This goes for all types of windows and frames.
