Dustin is VERY Detailed Oriented and found items and suggestions on the home that I would have never thought of, the report provided very good insight on how to move forward with the sale of the home!  The staff at API was great to work with!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Your Building Inspection Checklist

Inspections are required by law when a new building is built in the United States. Inspections ensure the safety and structural integrity of any structure, no matter whether it’s residential, commercial, or industrial. A building inspection is a review of construction by a professional inspector. The inspector will observe various parts of the building and will write a report about the work site to ensure that it meets safety laws and building requirements. In the end, it will give you detailed information about the safety, adherence to regulations, and detailed evaluation of each part of the building. These details are crucial whether you’re looking forward to buying a building, selling it, or signing a lease agreement.

Building Information

The building details come first on the checklist. Before anything, the person reading the inspection report should know which building is referred to. So, if there’s any building ID, it should be included. Additionally, building site location, inspector’s name, and date of inspection should be included.

Exterior of the building

The outside of a building includes everything from the landsaping to the roofing and even parking lots. The inspector will examine the building's structural soundness and will write if there’s any necessary repairs that need to be made. Sometimes, inspectors work with other specialists to create a more reliable report.

Safety Standarts

Building standards must be included in every building inspection checklist. Safety and following the local and federal laws when it comes to maintaining a building is one of the most important parts, especially in the report. There must be strict adherence to the building codes and restrictions imposed by authorities for the safety of everyone.

Plumbing and Drainage

The plumbing system of the property, as well as the external gutters and down pipes, will be inspected. Exterior drainage and plumbing inside will both be evaluated because it’s quite easy to come across unpleasent surprises after building a building.

Electrical System

Electric systems are by far one of the most crucial systems in a building, especially if it includes offices and other work spaces. During the inspection, a complete assessment of all cables, systems, and components should be done and should be ensured that they don’t pose any risks and comply with legal safety regulations. Remember that if an electrical system is not in good condition, a complete assessment of all cables, systems, and components should be done and should be ensured that they don’t pose any risks and comply with legal safety regulations. shape, it can pose serious risks to everyone’s health.

Smoke Detectors And Fire Sprinkler Systems

One important point that no one should miss during the inspections are the smoke detectors and fire sprinkler systems. In case of a fire, these two will be the two lifesaving components. Not having functional sprinkler systems and fire alarms are major health hazards.

Temperatures and Insulation

The comfort of your building is largely dependent on the temperatures inside. If you want to keep the hot summer air outside while needing the cold air to be outside in the winter, insulation is the key. Therefore, it should be included on your building inspection checklist.
