Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Buying A House? Why Your Termite Inspection Matters

Of course, every type of pest is a nightmare for a homeowner. Termites, however, are a bit different than other pests, and they can make the life of a homeowner miserable. Are you about to become a new homeowner? That’s great news and we know how exciting that can be in your life. Surely, you wouldn’t want your happiness to be shadowed by these pests after you move in because you found out the house has structural damage caused by termites and other wood-destroying insects like carpenter ants. This would be both annoying and can make a burden on your budget. Therefore, it's very critical to get a termite inspection performed before you move into your new home to avoid any unexpected fees or damages. You should most likely hire a professional because a person with no previous experience with termites can’t simply determine whether the house has a termite infestation. This actually is one of the most difficult aspects of dealing with termites. Those termites can absolutely destroy the wood from the inside out and leave the outside seeming perfectly normal, so there’s almost no way to understand.

The good thing about the process of buying a new home is that termite examination has become a routine in real estate transactions. Additional good news is that many pest control firms will perform your first termite inspection for free.

What do Termites Do?

They eat your house's wood and have a way of making this almost invisible to the naked eye. On the outside, you will take a look, and everything seems perfectly normal and you will be completely unaware of what is going on. The main issue is that termites don’t only mess up the aesthetic and the physical integrity of the house, but they also tend to attack the structure and put the foundation of your home in danger. Because they don’t only destroy wood, your paneling, carpets, furniture, and walls are all at risk when you are dealing with termites.

Some Signs

As we mentioned before, it is very hard for you to understand the existence of termites if you are looking at the house normally. However, if you know what you're searching for and are careful enough, very small signs will show their existence. Some of these signs are:

  • Floors that are sagging
  • Paint Bubbling & Blistering
  • Damaged Wood Trim
  • Wood that sounds hollow when tapped.
  • Loose Tiles
  • Small, pinpoint holes in drywall

Unfortunately, if you notice some of these signs, this might indicate that infestation is advanced in your home.

Different From A House Inspection

A termite inspection is different from a house inspection. They are usually completed in approximately an hour if done by an expert. The professional will inspect the home from the attic to the basement for signs of termite infestation. If the professional discovers the presence of an infestation, you will need professional help to get rid of termites. Remember, termite control is not something that any future home buyer can handle on their own. If the home inspector or any other professional notices the damages, call a pest control firm as soon as you notice the damage. If you need a termite inspection for your future home, get in touch with Atlanta Property Inspection to learn more right away!
