The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Causes, Effects, And Mitigation Of Mold

Fungi indoors and outdoors are one of the most frequent occurrences in houses. There are many different types of fungi; however, people aren’t still aware of their dangers. Throughout this article, we will look at what a mold is, its causes, its effects, its dangers, and how we can help you avoid those dangers.

What Is A Mold?

The definition of a mold is a fungus that grows indoors. People usually realize it from their smells. To determine whether something is mold, consider these features: a cottony texture and a greenish, yellow, black, and white color. Most of these fungi grow on dead organic matter and reproduce from the pores. They live on wood and paper backing on drywall.

What Produces It?

Molds can be caused by many things. To provide the moisture environment that it is looking for, leaks on roofs are its perfect opportunity. This is the most common form; however, there are others such as groundwater leaks because of clogged rain gutters, plumbing leaks, and stagnant water. The water and constant dampness cause instability of air circulation and indoor temperatures.

Why Should You Care?

The causes may seem like a mold has a small chance of surviving in your house; however, if there is even one leak that you don’t know about, then it can have permanent effects on your house. Most people have allergic reactions, immune responses, respiratory symptoms, cough, and infectious diseases. The unnoticed molds can cause unimaginable effects on your and your family’s health. In addition to the damage to your health, it also causes damage to the infrastructure of the house. If a mold is left unnoticed for a long time, molds can cause the walls and ceilings of your house to collapse. If the fungus is in the infrastructure, then it may cause the whole house to collapse, not just the ceiling and the walls.

Ways to Avoid the Risk

If you have regular air circulation and heating of the house, you maintain a humidity level between 40% and 60%, you regularly check your air conditioners and refrigerators, you discard potential mold growing materials, you open windows and try to eliminate humidity, then there is nothing to worry about. However, if you are just planning on buying a house, then noticing these things can be hard. For this reason, you may want to hire a professional staff specializing in mold inspection to eliminate any risks that you may want to avoid as listed above.
