WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Final Walkthrough vs Professional Inspection

For those who are unacquainted, a final walkthrough and a professional inspection may seem like the same thing, but they serve very different purposes during the home buying or construction process. What Is a Final Walkthrough?

A final walkthrough, as the name suggests, is an in-person visit to a home before closing. A homebuyer and their real estate agent carefully examine the property to ensure that agreed-upon repairs have been completed, no new damage has occurred since the home inspection, and the property is in the same condition as when the offer was made. In other words, it is the last chance for the buyer to look over the home before they sign closing documents. Typically, a final walkthrough happens 24 hours to 72 hours before the closing appointment and usually takes at least an hour to complete.

What Is a Professional Home Inspection?

A professional home inspection is a detailed evaluation of the property performed by a licensed home inspector. This inspection typically takes place shortly after the seller accepts the buyer’s offer and before the sale is finalized.

The purpose of the home inspection is to identify existing or potential issues with the home’s major systems and structural components. During the inspection, the inspector evaluates areas such as the roof, foundation, plumbing, electrical system, HVAC equipment, insulation, windows, and appliances.

Home inspectors look for defects, safety concerns, water damage, code violations, and signs of wear that may not be visible during a standard property showing. Once the inspection is complete, the buyer receives a detailed report outlining the findings.
