We are relocating from out of state and we were in need of an inspection with a very tight turn around. We received incredibly thorough reporting and an availability to answer questions quickly. Cary Cooper’s professional and expert insight saved us from a potential health hazard. I would very much recommend Atlanta Property Inspection for any of your inspection needs!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Home Inspectors vs Contractors: Key Differences

When buying a home or undertaking large-scale renovations, many people mistakenly believe that a home inspector and a contractor play the same roles. Today, we are here to debunk this misconception and set the record straight.

While both professionals are knowledgeable about houses, they play different roles. At a glance, a home inspector evaluates a property’s overall condition but doesn’t make repairs. On the other hand, a contractor performs repairs and renovations, focusing on fixing issues rather than assessing a property’s condition.

At Atlanta Property Inspections, we pride ourselves on offering comprehensive home inspections at budget-friendly rates. In this guide, our team breaks down the differences between home inspectors and contractors.

What Does a Home Inspector Do?

A home inspector is a trained professional who performs a visual evaluation of a property’s condition. Their primary role is to identify existing or potential problems within the home and provide an unbiased assessment. Home inspectors commonly examine:

  • Roofing systems
  • Plumbing systems
  • Electrical components
  • HVAC systems
  • Foundations
  • Attics and crawl spaces
  • Windows and doors
  • Insulation and ventilation

After the inspection, the inspector provides a detailed report outlining their findings. The report helps buyers, sellers, or homeowners understand the condition of the property and identify areas that may need attention. A home inspector does not perform repairs. Their role is strictly informational and educational.

What Does a Contractor Do?

A contractor is responsible for performing repairs, renovations, installations, or construction work. Unlike a home inspector, a contractor actively fixes problems and completes improvement projects. Contractors may specialize in areas such as:

  • Roofing
  • Plumbing
  • Electrical work
  • Remodeling
  • Flooring
  • HVAC installation
  • General construction

For example, if a home inspector discovers roof damage, the homeowner would typically hire a roofing contractor to make the repairs.

Contractors are hands-on professionals who use specialized skills, tools, and materials to complete construction-related tasks.

Objectivity vs Repair Work

One of the biggest differences between home inspectors and contractors is objectivity. Home inspectors are expected to remain neutral and unbiased. Their goal is to provide an honest assessment of the property without any financial interest in the repairs. In many areas, inspectors are prohibited from repairing issues they identify during an inspection to avoid conflicts of interest.

Contractors, on the other hand, are hired specifically to complete repairs or construction work. Their focus is solving problems and improving the property.

Because contractors may financially benefit from repair recommendations, buyers often rely on home inspectors first for an independent evaluation.

Scope of Work

Another major difference lies in the scope of work. Home inspectors provide broad evaluations of the entire property. Their inspections are designed to uncover visible issues and recommend further evaluation when necessary.

Contractors focus on specific repair or construction tasks. Their work is more detailed and hands-on. For example:

  • A home inspector may note water stains and possible roof leaks.
  • A roofing contractor determines the exact source of the leak and repairs the roof.
  • The inspector identifies concerns, while the contractor resolves them.
