My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

I have hired this company doing inspection on the property that I was planning to purchase in Georgia. I’ve live in California when this was done. Frank Cooper and his team did a great job of inspection and giving me with every details. I really appreciate the advice and the report. Thank you

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

General Home Inspection vs Specialized Inspections (Roof, Electrical, Plumbing)

When maintaining your current residence or purchasing a new home, understanding the difference between a general home inspection and a specialized inspection can make a significant difference. The last thing you want is unexpected expenses and headaches down the line, compromising your return on investment (ROI). At Atlanta Home Inspections, we believe that knowledge is key to protecting your property. Our home inspectors leverage extensive expertise to guide you through the process and ensure that you make informed decisions.

Understanding a General Home Inspection

A general home inspection provides an overview of your property’s condition. This means that the home inspector is not limited to a specific system, but rather examines accessible and visible components of the house. Some of the areas professionals focus on during a general evaluation include the roof, foundation, HVAC, electrical systems, and even some basic plumbing elements. Additionally, the home inspection company may detect visible issues like running toilets, leaks, and drainage in sinks.

In reality, a general home inspection does not have a particular focus. However, professional home inspectors leverage extensive knowledge across different home systems, and often they lack the equipment and expertise to thoroughly examine specific infrastructure. If you want more than just obvious problems, consider a specialized home inspection company.

What is a Specialized Home Inspection?

As the term suggests, specialized inspections are more comprehensive and should be conducted by professionals like plumbers, electricians, and other licensed technicians in a particular field. Unlike a general home inspection company, specialized professionals dive deeper into your home’s systems, using specialized tools and proven techniques to conduct thorough examinations.

This specialized approach allows for easy identification of potential problems before they escalate into bigger, more expensive emergencies. You do not have to worry about minor issues going undetected during your home inspection, as experts understand the complexities of different systems for easy navigation and precision.

Key Differences Between General and Specialized Inspections

When deciding which option is ideal, it is advisable to consider the main differences to ensure compliance throughout the process. Here are the distinctions you need to know before scheduling a home inspection.

Scope and Focus

A general home inspection is more of a “big picture” evaluation, which is often preferred before proceeding with a home purchase. Home inspectors usually check internal and exterior structures, as well as major components for visible signs of deterioration. On the other hand, a specialized home inspection targets specific issues, such as pest infestations, mold testing, sewer video camera inspection, or structural engineering reviews.

Method and Tools

The way a home inspection company conducts evaluations can also be a crucial consideration. General home inspections are primarily visual and non-invasive. A certified general inspector does not require extensive expertise or skills to assess major systems and structures on the property. If you prefer a more targeted, specific home inspection, consult a specialized technician or a home inspection company that offers more invasive checks and reports.

Reason for Inspection

As mentioned, a home inspection is almost always done before finalizing a home purchase. If you are looking to invest in a property, a general home inspection can provide an overview of vital systems that can be a problem in the future. Conversely, specialized home inspectors offer in-depth checks for peace of mind or when you have concerns. Whether it is suspected mold in the basement or sagging floors, a specialized inspection can provide a detailed look to inform your decisions.
