I have hired this company doing inspection on the property that I was planning to purchase in Georgia. I’ve live in California when this was done. Frank Cooper and his team did a great job of inspection and giving me with every details. I really appreciate the advice and the report. Thank you

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Homeowner Mistakes That a Home Inspection Could Have Prevented

Whether you are looking to sell your property or ensure it meets the requirements, a home inspection is critical to ensure compliance and a higher return on investment. Unfortunately, homeowners make mistakes that complicate the process or even jeopardize the deal. Although mistakes during home inspections are common, they are avoidable with knowledge and proper planning.

That’s where Atlanta Property Inspections comes in as your trusted home inspection company for comprehensive solutions tailored to your specific needs. Our licensed home inspectors engage with you throughout the process, ensuring everything meets the highest standards and sharing pertinent information to address dangerous conditions. Here are the mistakes homeowners make that a professional home inspection could have prevented.

Blocking Access to Crawlspaces, Attics, and Electrical Panels

One of the most common oversights many people make during home inspections is obstructing access to attics, crawlspaces, electrical panels, and other vital areas. Home inspectors usually focus on these areas to ensure a property’s safety and compliance with local building codes. If these areas are inaccessible during an evaluation, the entire process is rescheduled, causing delays. Blocked access to certain areas of the property might suggest to potential buyers or home inspectors that you are deliberately hiding something, even if that is not the intent. To ensure transparency from the start, it is essential to be proactive in removing obstructions at least a day before the home inspection.

Being Unprepared for the Inspector’s Arrival

Another mistake that homeowners make is being unprepared for the inspector’s visit, which inadvertently prolongs the home inspection process. With this in mind, completing essential tasks like unlocking all doors, cleaning clutter, and ensuring pets are secured makes the inspection run smoothly by eliminating delays that raise concerns about the property’s overall condition. Before reaching out to a home inspection company, take all the necessary steps to prepare, which include obtaining relevant paperwork. By prioritizing efficient preparation, you reduce complications and expedite the home inspection.

Hiding Known Issues from the Inspector

Homeowners on the real estate market often assume that concealing known issues can speed up their sale. Unfortunately, hiding issues that can be discovered later by home inspectors can damage your trust and credibility, potentially compromising the entire sale and your return on investment (ROI). A reputable home inspection company has highly trained experts who can identify concealed problems, assess their severity, and determine the repercussions. Many states and municipalities require sellers to disclose known issues, and failure to do so can lead to reduced property value, costly litigation, or canceled sales. By disclosing these issues beforehand, you can enjoy a smooth home inspection and a smoother transaction due to fewer negotiations.

Being Present During the Entire Inspection

A common misconception is that homeowners should not be present throughout the inspection. However, doing so results in doubt and uncertainty about the quality of the process on your side. Additionally, home inspectors may have questions about certain features or recent repairs that they need answered. If you have a home inspection planned, it is essential to be present for the entire process, but do not overly explain issues to avoid raising red flags about the property’s condition. If you choose to attend the home inspection, remember to be accessible or within the premises but not obtrusive. This will allow the home inspectors to perform their duties efficiently and effectively.

At Atlanta Property Inspections, we have an experienced team that understands the critical role thorough inspections play in ensuring compliance and a successful transaction. Contact us today to book an appointment with our experts and ensure a smooth inspection from start to finish.
