My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

How Inspectors Detect Water Damage, Mold, and Electrical Issues

Water damage is one of the most expensive and frequent problems many homeowners experience. Whether it is poor drainage, accidents caused by leakage, or internal floods, these scenarios are hard to fix if left unchecked. If you are looking to invest in a property, identifying signs of water damage and the subsequent electrical issues can make a big difference in your return on investment (ROI). That’s where Atlanta Property Inspections comes in as your trusted partner for thorough home inspections, ensuring these problems do not cause devastation and frustration down the line.

Why Home Inspection Emphasizes Water Damage

Home inspectors in Atlanta, GA often focus on moisture intrusion and water damage, as these can cause mold, structural damage, and health hazards. By identifying telltale signs of deterioration, professionals can determine the severity and determine whether repair or a full overhaul is needed. Additionally, water intrusion can have long-lasting effects if left unattended, hence the need to have a professional home inspection company pinpoint the areas that need attention.

How Home Inspectors Check for Issues

Now that you know why water damage is at the top of the list, let’s learn how home inspectors determine if there’s water damage and other hidden issues.

Visual Inspection

The first step in a professional home inspection process is usually an observation. Home inspectors look for warning signs of water damage, such as stains on walls and ceilings, warped flooring, peeling paint, mold, and water marks around doors. This initial inspection also focuses on areas that are susceptible to moisture damage, including bathrooms, basements, and the attic.

Checking the Roof and Gutters

Home inspectors also look for signs of damage on the roof. Whether it is due to heavy rains, snowmelt, or a plumbing leak, water can seep into your building through a broken or cracked roof. If you want to list a property for sale or you want to purchase one, hire a reputable home inspection company for peace of mind. Professional inspectors look for broken or missing shingles, damaged flashing, or cracks in walls around vents, chimneys, and skylights. Another crucial area of focus is the gutters, which get blocked and cause water to drip on the walls.

Foundation and Basement Check

Although the foundation is underground, it is one of the most essential parts of a home. With this in mind, having it checked for water damage by a reputable home inspection company is essential. Licensed inspectors leverage extensive expertise to inspect, detect, and recommend the best course of action. Signs that you should look out for include puddles in the basement, breaches in the foundation, and the presence of mold on the basement floor or walls. While signs of moisture may not raise concerns initially, they are dangerous and can cause extreme structural deterioration.

Checking and Testing Plumbing and Electrical Appliances

Plumbing is not just limited to the main supply and drainage system, but also includes appliances that use electricity. If issues arise with the plumbing system, it will likely affect the electrical complications and cause devastating scenarios if left unresolved. The home inspection company will assess your layout and develop a tailored plan that involves checking for damaged water pipes, as well as dishwashers, refrigerators, and washing machine connections. Any problem with your system requires immediate attention to prevent water infiltration down the line.

Water damage requires costly restorations and poses serious risks. Our home inspectors understand the importance of catching issues early before finalizing any deal, as moisture is a ticking time bomb waiting to wreak havoc. Contact Atlanta Property Inspections to schedule a professional home inspection and enjoy peace of mind for many years to come.
