Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

How Sewer Line Inspections Protect Homebuyers From Hidden Problems

When buying a new home, most buyers focus on the location, neighborhood, size of the property, and interior aesthetics. However, one crucial but overlooked factor is the condition of the sewer line. Buried several feet underground, most sewer line problems go undetected until surface symptoms appear. You don’t want to find yourself dealing with a leaking sewer line after you’ve signed the final paperwork. This is why a home inspection is an integral part of the homebuying process.

A comprehensive home inspection in Atlanta, GA will help you uncover hidden problems such as leaks, cracked pipes, clogs, and tree root intrusion. At Atlanta Property Inspections, we have been offering professional home inspections for over 25 years. In today’s blog post, we talk about how sewer line inspections protect homebuyers from hidden problems.

The Risks of Skipping an Inspection

If you do not perform a sewer scope, you risk taking on significant financial and safety burdens as soon as you close on the property. Some buyers waive a home inspection for various reasons, and they often learn the hard way.

If the sewer line has seen better days, you’ll soon have to face the reality of replacing the line to avoid recurring issues. Digging up and replacing a collapsed or damaged sewer line can easily cost between $3,000 and $25,000 depending on your location and the depth of the pipe.

Another consequence that comes with skipping a sewer line inspection is exposing your family to health hazards. Cracked or collapsed pipes can cause raw sewage to back up into the home, exposing your family to bacteria and causing mold growth.

Remember that most sewer line problems are not visible to the naked eye. The pipes may look perfectly fine from inside the house even when severe blockages or structural failures are quietly developing underground. A sewer line inspection carried out by a home inspection company allows you to know what you’re getting into, thereby avoiding surprises down the line.

What a Sewer Scope Can Find

Specialized sewer line cameras enable home inspectors to detect hidden defects that are completely invisible to the naked eye. A high-resolution camera is fed through the sewer line, providing real-time footage of the pipe’s interior. This inspection allows a home inspector to identify tree root damage, pipe corrosion, collapse, bellied pipes, and foreign objects stuck along the pipes. Knowing the true condition of your sewer line before closing allows you to demand repairs, negotiate credits, or even walk away from the deal.

Supporting Better Negotiations

Information is valuable during a real estate transaction. If a home inspection uncovers sewer line problems, buyers can use the findings to negotiate with the seller.

In some cases, sellers may agree to complete repairs before closing. In others, buyers may request a price reduction or credit to offset future repair expenses. Having documented evidence of sewer line issues strengthens a buyer's position during negotiations.

Peace of Mind for Homebuyers

Purchasing a home involves enough uncertainty without worrying about hidden sewer problems. A sewer line inspection provides a clearer picture of the property's condition and helps buyers make informed decisions. You’ll have peace of mind knowing that you’re getting value for your money.
