Dustin is VERY Detailed Oriented and found items and suggestions on the home that I would have never thought of, the report provided very good insight on how to move forward with the sale of the home!  The staff at API was great to work with!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

How to Remove Hardwood Floor Stains

As time passes, more homeowners prefer hardwood floors, and they are right. Hardwood floors are simple to maintain and are durable so that they can last for many years. They add both class and coziness to your home. It’s easy to clean them, and their colors don’t fade. So, many people prefer hardwood floors over carpets. Even though their maintenance is quite easy, certain accidents can cause stains on hardwood floors and affect the aesthetic value of your flooring. In this article, we will go over some ways to remove certain stains from your hardwood floors.

Of course, the method of removing the stain will depend on the cause of the stain.

Water Stains

For water stains, you will need a clothing iron. First, find a cloth to cover the area of the stain. Later, pour any water inside the iron and plug it in, bring the temperature to the lowest and iron the cloth for a few seconds. Another great method is toothpaste. For this case, using non-whitening and non-gel toothpaste is a good idea. Get a towel or a cloth and put some toothpaste on it. Take that cloth and press it against the stain. Later, you can clean the area. Repeat this process until the stain is gone completely.

Oil Stains

This one is a case many of us face, especially when cooking. In this one, the key is mineral spirits. Apply it using a cloth but don’t rub it aggressively. The stain will disappear. After this step, you can use water and soap to clean the area. Don’t forget to dry it as well!

Pet Stains

Homeowners with pets are normally left with pet stains from time to time, and as one, you may be wondering how to get rid of the pet stains. Luckily, there are a few options. Most commonly, enzymatic cleaners, vinegar, and hydrogen peroxide can be used to clean these. Before starting anything, however, it’s critical to act fast and to get rid of extra substances on the floor. After this, you have a couple of options. First, add one cup of vinegar to the water and scrub the floor with the solution. However, if the stains are deeper, you may have to use hydrogen peroxide. Please focus on the spots with stains and scrub them with peroxide with the help of a cloth. Finally, when you are done, you can sprinkle some baking soda on the area for any left moisture and refreshen the area.

The First Address to Call

The most important point to remember is to act as fast as possible. Otherwise, you will double the amount of time you’ll spend cleaning. Of course, as homeowners, you may be confused about how to get rid of the stains or have a stain you can’t get rid of. If this is the case, call the professionals of Atlanta Property Inspection. Our team will guide you on what you need to do and, if necessary, refer you to professionals who can eliminate the stain. Additionally, if you have any questions or concerns regarding the condition of your home, our professional home inspectors will help you learn more about the issue with a home inspection.
