I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Negotiating Repairs After a Home Inspection: Tips for Buyers

Home inspections can play a significant role in negotiations. It can alert you to any problems on the property that you may not have noticed. In some cases, home inspectors in Suwanee, GA can find significant issues with a property that can give you leverage to negotiate for a better price with the seller. In this article, we will explore whether home inspections can be used for negotiations and provide five tips for negotiating after a home inspection. If you want to learn more, call Atlanta Property Inspections today.

Can Home Inspections Be Used For Negotiations?

A typical inspection lasts anywhere between two and three hours. It looks at the condition of the grounds, structure, roof, exterior, windows, doors, kitchen, electrical and plumbing systems, bathrooms, and many more. If the inspection uncovers any problems that weren't noticed, it can be an advantage to the homeowner. Some laws legally require the seller to fix the issues before they can sell the property, while others don’t. However, in all cases, it will still need the seller to take action to reduce the price of the property or fix the problem. Let’s learn some tips to negotiate after a home inspection in the following section.

Tips to Negotiate After A Home Inspection

Now that we know how home inspections can be used for negotiations, let’s discover what you can do afterwards.

  • Work With A Professional Real Estate Agent: Your real estate agent is a middleman who knows the owner and can help you understand which repairs you can negotiate with the homeowner and which ones you should skip. An experienced agent will also have ideas on what you can immediately do if the seller is not willing to negotiate at all. For instance, they may suggest different solutions for this problem, like a price reduction, a seller credit, or even an extended home warranty.
  • Focus on Major Repairs: If you start a negotiation directly from the home inspection report, you may not be able to address the significance of the problems that are considered significant compared to the many issues deemed minor. For this reason, when negotiating, only try focusing on the major repairs. Ask the current homeowner to fix the problems, such as any structural defects, safety concerns, or even systems that may be too costly to fix or replace
  • Try to Opt for A Price Reduction: Most homeowners would never want to pay for the repairs or replacements themselves. To avoid this, a potential buyer may want to ask the seller for a discount on the home’s purchase price, which will provide a gap needed for the buyer to control the repair process.
  • Provide Supporting Documents: When negotiating with the seller, ensure you bring the necessary supporting documents, including the professional home inspection report and quotes from contractors. This can validate the repair and allow the homeowner to be more flexible.
  • Ask For A Home Warranty: A home warranty is a policy that pays to repair or replace appliances during a specific coverage period. If the seller isn’t looking to reduce the price or fix the appliances themselves, they can apply for a policy on your behalf.
