The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Popular New Construction Upgrades That Are Worth It!

There are a lot of decisions to be made when building a new home. Once the main choices have been decided upon, many home buyers consider upgrades to the home. There are many upgrades to choose from, several of which are not expensive and can add that custom home feel.

Here are some upgrades new home buyers are choosing.

ELECTRICAL:

1. CAR CHARGER:

As more car owners switch to electric cars, there is a growing need for at-home car charging.

BEST OPTION: Install a 240 volt circuit / outlet in the garage for faster charging, 3-6 hours.

2. ADDITIONAL OUTLET FOR FREEZER:

Many homes need a second refrigerator or freezer. The existing garage outlets are not rated for freezers or refrigerators.

BEST OPTION: Install a dedicated 20 amp circuit to avoid nuisance tripping and outage.

3. USB OUTLETS:

With so many personal devices needing to be charged, this outlet can be a real convenience.

BEST OPTION: Install a 20 amp USB outlet in kitchens, baths.

4. ADD EXTERIOR OUTLETS:

Additional outlets are useful at exterior entertaining areas and at roof soffits for holiday lighting.

BEST OPTION: Install GFCI and weather protected outlets.

5. ADDITIONAL LIGHTING:

Some areas of the home could benefit from additional lighting such as the master closet, garage, and laundry room,.

BEST OPTION: Consult a lighting professional for specific lighting needs.

6. INSTALL SECURITY LIGHTING:

Lighting is the most cost effective method for deterring crime.

BEST OPTION: Consider installing motion activated lights controlled by photo cell.

7. INSTALL SECURITY CAMERAS:

While there are many wireless options, a fully wired set of cameras can provide better image quality and performance.

BEST OPTION: Buy the equipment, don’t lease.

8. INSTALL A BACKUP GENERATOR:

These systems provide comfort and security when storms knock out power.

BEST OPTION: Work with professionals to determine correct sizing, energy needs, and priorities; check on rebates.
