The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Problems That Home Inspectors Find in Newly Constructed Homes

There is a common misconception among new homeowners that by getting a newly constructed home, they won’t need a home inspection as each system works very efficiently. Despite being right about installing new and better systems that won’t have as frequent problems as older homes, newly constructed homes aren’t immune to major problems. To help you understand the problems that home inspectors find in newly constructed homes, we have prepared this guide for you. If you want to learn more about home inspection services, call Atlanta Property Inspection today.

Common Problems Seen In Newly Constructed Homes

There can be many problems in newly constructed homes. Let’s go over the five common problems that most inspection services look at in this section:

  • Structural Problems: You may think that a new home will not have any structural problems. In most cases, this is true. However, some newly constructed homes have foundation cracks and improper framing, which can cause structural problems in the future.
  • Roofing Issues: Roofing is one of the most important parts of a house. In newly built homes, roofing has to be inspected regularly to ensure there are no problems with it. Sometimes, problems with roofing can appear after weeks due to water accumulation, which can result in structural damage. To ensure no roofing issues, inspectors look to see if the roofing shingles have been properly installed.
  • Electrical Problems: Electrical problems should never be avoided. In fact, the electrical system should be regularly inspected to ensure that problems do not occur in the future. Inspectors look for electrical problems, whether they are small problems with the outlet or major problems with wiring.
  • Drainage Issues: Water damage is one of the most common and worst damage a new homeowner can face. Drainage plays a very important role in preventing our homes from facing water damage. Inspections of the drainage system can show whether the grading around the property will be sufficient to prevent water damage.
  • Mechanical System Malfunctions: Lastly, after major structural problems, mechanical systems have to be observed. A common one is the HVAC system, which is inspected to see whether it is installed correctly or if it will lead to failure.

Why Should New Homes Get A Home Inspection?

An inspection can save you time, energy, and trouble in the future. An inspection service aims to notice any minor problems before they turn into major ones. A new home is very important in this aspect, as little problems with the system can easily be noticed before they accumulate and face the homeowner as major structural problems. If you are looking to get a home inspection, call Atlanta Property Inspection today.
