WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

This was my first experience with Atlanta Property Inspections. Alex Sozonov was my inspector. Very oriented details and willing to explained all questions with professional knowledge. Report came into my email box late night. Clearly, it has been covered all details. Plus, show up on time.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Renter-Friendly Interior Design Hacks: How To Make Your Rental Feel Like Home

A lot of people prefer to live in rental homes, and just because you aren’t the homeowner of the property you’re living in doesn’t mean that you don’t deserve to live in a space you truly are happy and comfortable in. Even though there’s a misconception that “rentals aren’t worth the effort and investment,” designing the space in a way that is functional for you makes a big difference in your daily life, and as soon as you make these changes, you will notice this. In this article, we will give you some tips on how you can personalize and make your rental more cozy and homelike.

The Great Entrance

The entry to your home is one of the most important parts of the first impression. When you don’t like the entry, there’s a higher chance you won’t be as enthusiastic about the rest of the house as well. So, observe the entrance closely to see if it’s inviting and friendly. Sometimes, even the smallest additions, such as a mirror or a small side table with a plant, can make the biggest differences.

Lighting

For many homeowners, replacing the outdated and inexpensive fluorescent lightbulbs is very important, especially in bathrooms and workspaces. A lot of rentals come with outdated lighting, but you don't have to accept the antiquated lighting. Instead, switch the  standard light fixtures for something that better suits your style. Even though it may seem like an effort- and money-requiring activity, this way, you will be more comfortable, especially when the sun sets.  Just make sure to save the original ones to make it easier to replace the fixtures when you finally move out. You also don’t have to be limited to lightbulbs and instead can also make different types of light adjustments, such as using standing lamps or LED lights to adjust the space to your liking.

Use Removable Options Wisely

If there’s one industry the removable items changed the course of, it’s undoubtedly the rental market. Now you can use all sorts of artwork, plates, and even things like wallpaper without harming the walls. You have endless options, so if you want to add more personality to your walls but don’t want to risk your security deposit, it’s your time to shine.

Utilize Rugs

Flooring of the house may not be to your liking. If this is the case, you can try to layer rugs. This way, your home will be a warmer and more inviting atmosphere. With the right use of rugs, you’ll turn the attention away from the flooring and add dimension to your living space.

Plants

There are a few key elements that make a house a home, and plants are definitely one of these. When there are various beautiful, lively plants around, it shows that your home is lived in and is a comfortable space. Of course, you don’t need to put a plant in every corner, but utilizing them in the right spaces will bring the life and brightness you seek in your place.
