Dustin is VERY Detailed Oriented and found items and suggestions on the home that I would have never thought of, the report provided very good insight on how to move forward with the sale of the home!  The staff at API was great to work with!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

The Pre-Listing Inspection – Know What You’ve Got Before You Sell

So, do you want to sell your property but want to ensure all the potential issues are addressed before it hits the market? Selling a property can be an exciting but stressful and time-consuming adventure. A seller needs to build trust with a buyer; a pre-listing inspection is a great way to do so. But what is a pre-listing inspection, and how can it help with the selling process? In this article, we will go over what a pre-listing inspection is, the systems covered in this service, and some benefits it provides. If you want to learn more, call Atlanta Property Inspections today.

What Is A Pre-Listing Inspection?

A pre-listing inspection is a service where professional home inspectors in Atlanta, GA examine your property to identify potential problems. By addressing these potential problems before a purchasing agreement is made, homeowners can learn what a buyer may request and make the necessary repairs to increase the value of their property.

What Gets Covered in A Pre-Listing Inspection

A pre-listing inspection covers a lot of areas. Inspections could cover different things depending on the property being inspected or a specific system. However, here is a typical list that most home inspection services go through:

  • Foundation: Your property's foundation is the structural base. A problem in the foundation can indicate a major issue that threatens its long-term safety and stability. Inspectors typically look for cracks, shifting, settling, or other potential structural issues.
  • Plumbing System: The inspection of a plumbing system includes the inspection of pipes, water heaters, toilets, and showers. Problems in these areas can lead to extensive water damage for the property owners in the future.
  • Electrical System: The electrical system is one of the most important systems in a property, as it can be life-threatening. Inspection of this system includes checking outlets, panels, wiring, and circuit breakers to ensure they all meet safety standards.
  • HVAC System: The HVAC system controls the property's climate and air quality. Inspecting these places is crucial to understanding that the system won’t cause major future issues for the following owners.
  • Windows & Doors: Windows and doors are also checked for proper sealing and operation, with no signs of damage or deterioration.
  • Asbestos and Other Toxic Paint: While not common in modern homes, older homes can have toxic materials like asbestos or lead-based paints. These can pose a health risk to the occupants and should be checked by professional home inspectors.

What Are the Benefits of Getting A Pre-Listing Inspection

By getting a pre-listing inspection, you can get a checklist of all the things you can fix to increase the value of your home. When you do, you will no longer have to worry about the time-consuming negotiations about your property. In addition, having a pre-listing inspection can make your home more attractive to potential buyers. Knowing the condition of your home is a great way to ensure that the buyers trust your property.
