The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Crucial Inspections for All Real Estate Investors

Although real estate is a very beneficial area for investments, there are definitely points you should know and consider before getting involved in this area, particularly with regard to the quality of the property. No matter what kind of business you’re dealing with in real estate, one fact doesn’t change: you need a comprehensive home inspection in Atlanta, GA. If you disregard the need for home inspections, you should expect a lower return on investment, as well as unexpected repair or replacement expenses. Therefore, as a homeowner, understand which inspections are necessary for you as an investor.  In this article, we will go over some of the important facts you need to know about.

Evaluation of Roofing

The inspection starts from the most exterior. The professionals will evaluate the state of the roof, including gutters, chimneys, and shingles. Since the cost of replacing the roof is very high, maintaining a healthy roof is crucial. Your roof is exposed to the outside more than any other component of your home; it stands against harsh weather, and as a result, it may develop leaks, cause water damage, and require expensive repairs.

Evaluation of Structure

Undoubtedly, one of the worst problems a property owner can face is a foundation problem. As an investor, you should be on the lookout for potential foundation shifting, cracks, and any factors that can cause water damage because these put your entire investment at risk. Inspections for structural integrity guarantee the building's stability and safety.

Evaluation of Sewer System

Another very important inspection aspect you should know is operating in good function is sewer inspection because clogged or broken sewer lines create major problems in the future. To inspect the sewer system, inspectors use a small camera, and everything that goes down inside your pipes becomes clear. This is particularly crucial for older homes.

Pest Inspection

A pest infestation can easily be the nightmare of many people. They not only carry various diseases and put lives of the residents at risk, but they can also harm your home’s structure. While professional home inspectors are performing pest inspections, they can also assist you in identifying other areas of damage to your house because the cracks in your home are where the pests can enter your home.

Schedule unplanned inspections

Many property owners prefer to seek help for home inspections at least once a year. However, these are usually done after a season ends or at a specific time. The property’s condition can vary a lot throughout the year. As an investor, think about incorporating recurring check-ins to get ahead of possible problems. These unplanned inspections allow you to identify early indicators of problems and reflect the issues accurately before they turn into more significant problems.

Trust Atlanta Property Inspections- Invest Wisely

A comprehensive inspection plan allows you to safeguard your investment and puts you in a guaranteed position for what the future holds for you. If you are trying to find a reputable home inspection company, Atlanta Property Inspection guarantees that you're taking the right steps for your future.
