Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

The Top Problems Home Inspectors Catch That Buyers Often Miss

Buying a home is one of the biggest investments you’ll ever make. While it’s easy to fall in love with a property’s curb appeal or interior design, what lies beneath the surface can make or break your purchase. That’s where a professional home inspection comes in. A qualified inspector digs deeper into the property’s structure, systems, and safety to reveal issues that may not be visible to the untrained eye.

In this blog post, our professionals from Atlanta Property Inspections will explore some of the top problems home inspectors catch that buyers often overlook.

Hidden Roof Damage

A roof may look fine from the ground, but an experienced home inspector knows how to spot warning signs that most buyers miss. Issues like loose or missing shingles, poor flashing, or damaged underlayment can lead to leaks and water intrusion over time. These small defects can eventually cause mold growth, structural damage, or costly repairs. By identifying roof problems early, a home inspection helps buyers negotiate repairs or adjust the purchase price before signing the papers.

Foundation Cracks and Structural Concerns

Hairline cracks in the foundation might not seem like a big deal to a buyer, but a home inspector knows they could indicate settling or structural stress. Uneven floors, misaligned doors, or cracks in walls often point to deeper foundation problems. These issues can become major expenses if ignored. A thorough home inspection company in Atlanta, GA uses tools and expertise to evaluate the home’s structural integrity and advise whether further engineering assessment is needed.

Plumbing Leaks and Water Damage

Water is one of a home’s greatest enemies. Hidden leaks under sinks, behind walls, or around toilets often go unnoticed during casual walkthroughs. A professional home inspection can reveal signs of corrosion, slow leaks, or water pressure issues that could lead to mold or structural damage later. Even minor leaks can indicate aging pipes or poor installation. Catching these issues early helps prevent more significant repairs and protects your investment.

Electrical Safety Issues

Electrical systems can be tricky for homebuyers to evaluate, but home inspectors are trained to spot outdated wiring, overloaded circuits, or unsafe modifications. Problems like ungrounded outlets, aluminum wiring, or missing GFCI protection in bathrooms and kitchens can pose serious safety hazards. A home inspection company ensures that all electrical components meet current standards and helps buyers understand what needs to be updated for safety and compliance.

HVAC System Problems

Heating and cooling systems are among the most expensive components of a home to repair or replace. A home inspector checks the age, condition, and operation of the HVAC system to make sure it’s functioning properly. They may find issues such as dirty filters, poor airflow, or failing components that can reduce efficiency and comfort. Identifying these problems during the home inspection allows buyers to budget for maintenance or request replacements before closing.

Poor Ventilation and Insulation

Comfort and energy efficiency depend heavily on proper insulation and ventilation, yet buyers often overlook these areas. Home inspectors check for adequate attic insulation, proper ventilation in crawl spaces, and sufficient airflow in bathrooms and kitchens. Without these, moisture can build up, leading to mold, mildew, and increased energy costs. A detailed home inspection company report will point out where improvements can make the home healthier and more energy-efficient.

Protect Your Investment

Even the most beautiful home can hide costly problems. Relying on professional home inspectors ensures that you have a clear picture of the property’s true condition before making your purchase. From roof damage to plumbing leaks and structural weaknesses, a thorough home inspection gives you the confidence to move forward with peace of mind. Before you sign any contracts, make sure to hire a trusted home inspection company that can uncover what you can’t see and protect your investment for years to come.
