Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

We are relocating from out of state and we were in need of an inspection with a very tight turn around. We received incredibly thorough reporting and an availability to answer questions quickly. Cary Cooper’s professional and expert insight saved us from a potential health hazard. I would very much recommend Atlanta Property Inspection for any of your inspection needs!

Top 10 Issues Found During Home Inspections

Whether your house is a brand-new build or a charming relic from decades past, no home is perfect. Over the years, the pros at Atlanta Property Inspections have seen just about everything from quirky cosmetic flaws, DIY surprises, and even serious structural concerns hiding beneath freshly painted walls.

That’s why scheduling a home inspection before you buy, and again every few years, is one of the smartest decisions a home buyer, or homeowner, can make. It helps protect your investment, your safety, and your peace of mind.

In this brief article brought to you by Atlanta Property Inspections, we shed light on the top 10 most common issues we’ve uncovered during inspections. If you’re looking for licensed and experienced home inspectors in the area, then call or message Atlanta Property Inspections to get in touch!

1. Roofing Wear and Damage

A roof doesn’t need to be leaking to be problematic. Missing shingles, worn flashing, and poor ventilation often show up long before you’ll see water stains on a ceiling. If unaddressed, roof problems can snowball into costly interior repairs.

2. Electrical System Concerns

Electricity keeps a modern home running while outdated wiring, overloaded circuits, and improperly installed fixtures can put household safety at risk. Our home inspectors in Sandy Springs regularly find double-tapped breakers, loose connections, and older fuse boxes still in use. These aren’t just technical glitches; they can be fire hazards.

3. Plumbing Problems

Slow leaks, aging pipes, rusted water heaters, and low water pressure are common and sneaky plumbing issues that may seem minor but often point to bigger problems behind the walls and beneath the surface. A skilled inspector can identify the early signs before they turn into major repairs.

4. HVAC System Inefficiencies

Heating and cooling systems work hard year-round, which means they wear down over time. Moreover, HVAC accounts for roughly half of energy bills in most households. Dirty coils, poor airflow, and old heat exchangers all reduce efficiency. This can mean unexpectedly high energy bills and/or premature replacements soon after moving in.

5. Poor Drainage and Grading

Water should move away from a home, not toward it. Sadly, improper grading and clogged gutters often allow water and moisture to build around the foundation. Over time, this can cause structural shifting, basement leaks, and mold growth.

6. Foundation Cracks and Settlement

It’s natural for a new home to settle, and you might see some cracks form as a result. Distinguishing between cosmetic ones and structural concerns is key. Misaligned doors, bowed walls, and shifting support beams are issues home inspectors routinely flag.

7. Moisture, Mold, and Ventilation Issues

Bathrooms, attics, and basements are prime real estate for moisture buildup. Combine that with poor ventilation and you’ve got the breeding ground for mold and mildew. Mold isn’t always a major problem – if you catch it early on.

8. Exterior Siding and Trim Damage

Mother Nature and Father Time will take their toll on a home’s exterior. Rotting wood, damaged siding, and failing caulking can allow moisture inside. While often easy to repair, these issues are among our most common findings during a home inspection.

9. Window and Door Problems

Foggy windows, deteriorating seals, and sticking doors may seem annoying at worst, but they often point to poor insulation and shifting structures. Energy loss from leaky windows adds up quickly, and the repair is typically cost-effective.

10. Attic and Insulation Deficiencies

The attic is one of the most overlooked areas of a home. As it turns out, poor insulation, damaged ducts, and blocked ventilation are common and can cause extreme temperature swings and poor energy efficiency.
