I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

What Your Home Inspector Wishes You Knew Before the Appointment

The most important aspect of real estate transactions is hiring a reputable home inspection company in Atlanta, GA. With this in mind, Atlanta Property Inspections is committed to providing thorough inspections and detailed reports to clients. Whether you are selling or buying a property, you can count on the extensive expertise of our home inspectors to help you navigate the process seamlessly. With many years of experience, we have identified things that most people do and end up hurting themselves in the process. Let’s delve into the crucial things your home inspector wishes you knew to get the most out of your investment.

Not Every Home Inspection Company Is the Same

The most common assumption when people shop around for home inspection services is that every inspector is the same. However, the reality is that inspection companies vary, and choosing the right one is crucial to getting a higher return on investment. Before signing off on any work, check the experience level, skills, and reports of prospective companies to help you narrow down the most suitable service provider. Additionally, don’t choose the cheapest inspector, even if you want your money’s worth. The last thing you want is to incur more expenses in the long run for hiring a budget-friendly service provider.

Home Inspectors Need More Time

When it comes to real estate transactions, everything seems to be under a time crunch. However, this doesn’t mean you have to rush the home inspection. Most people like to put a timeline on inspections based on their work or personal schedule. The reality is that inspections take time, and most home inspectors don’t know how long until they get into the evaluation itself. By putting a limit on your home inspection, you risk underlying issues going undetected and causing costly problems down the line.

Not Every Seller Is Honest

While most sellers are honest and genuine, there are a few sellers who may try to hide things. Knowing this, familiarizing yourself with all the tricks and ways sellers hide defects can give you an added advantage. A professional and seasoned home inspection company has experienced nearly every scenario in real estate transactions, helping you identify defects that often remain concealed. If you are looking to invest in real estate and get your money’s worth, hire a trusted home inspector and ensure they have enough time to thoroughly check every nook and cranny.

Move Pets for the Day

Home inspectors are not against having furry friends, but sometimes these animals can interfere with the inspection process. A zealous dog or a curious cat is fun to be around, but when it comes to home inspections, they can pose a risk to everyone on the premises. Not to mention, some pets have issues with strangers in the house, posing safety risks to your inspector. Before the actual inspection date, ask a friend to watch over your pet or board them for a few hours, if possible. This will allow the process to run smoothly and faster.

Don’t Blame the Messenger

A professional and highly trained home inspector can identify things you didn’t even know existed. While no one wants a bad result, a report that shows major defects doesn’t have to affect the sale. In some cases, such reports make great negotiating tools, ensuring both parties are satisfied. It's crucial to note that a home inspection is not biased, as it aims to provide a detailed account of what’s there. A home inspection company is required to give an honest account as part of the industry code of ethics.

Home inspection is a crucial part of the real estate industry, and Atlanta Property Inspections can help you get a better idea of the property’s condition. Contact us today and book an appointment with our experts to enjoy more accurate and beneficial results.
