The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

What Buyers Should Do After a Home Inspection Report

After a home inspection, both the buyer and seller are given a detailed report that shows their findings and recommendations for the property. This is often the case, regardless of who hired the inspector. However, a home inspector hired by the buyer is obligated to provide an in-depth evaluation that goes beyond the usual inspections, ensuring a worthwhile investment that aligns with specific needs and preferences. At Atlanta Property Inspections, we have a dedicated team of home inspectors in Atlanta, GA ready to get down and dirty, ensuring no stone is left unturned.

Key Options for Buyers After a Home Inspection

Many first-time buyers assume that the seller is responsible for addressing any issues that are found. However, this is not the case. While the seller may disclose issues that they know about, the contract comes down to both parties agreeing on the property’s condition. Unless the building is newly constructed, there are no guarantees about the condition or warranties. Let’s delve into the options novice buyers have if the home inspection detects issues.

Move Forward with the Purchase

Today, sellers are better positioned in the housing market. In many parts of the country, new constructions cannot meet the demand of new households, which makes every investment a risk. As a prospective buyer, being aware of the overall condition of a property can make a big difference. It is important to note that a previously owned home is not likely to be in pristine condition and may require repairs. Additionally, many sellers don’t make lists of petty repairs to justify the cost of the home inspection to prospective buyers. If you want to make an informed decision and ensure a higher return on investment, hire a reputable home inspection company. The inspector’s report can provide leverage for negotiation, ensuring you get your money’s worth.

Inquire About Repairs

Perhaps the most common reason buyers work with professional home inspectors is to have sellers handle repairs. While this may seem like a good idea, it complicates a situation that’s already unfolding. This can make the seller demotivated to pay for top-quality materials or professional labor, leading to subpar work and costly repairs in the future. Furthermore, contracts executed in resentment and anger can lead to legal action and even a lower return on investment. By working with a property management company and being open about the expectations of both parties, you can navigate the purchase process smoothly and ensure that the repairs are fixed to avoid anxiety, stress, and more that exceed the cost of home inspection services.

Renegotiating the Price After Home Inspection Findings

Another common approach for buyers following a home inspection is renegotiating the price based on the findings. This helps fit repairs into your schedule and according to your standards. The only drawback to this option is that it might require money that you don’t have when you move into the home. If not addressed soon, repairs can go undone for a long time, or they may put you in a financial bind in an effort to restore the structure.

Walk Away from the Purchase

According to home inspectors and industry experts, before investing in a property, always schedule a professional inspection. As a home buyer, you have time to access the property and conduct non-invasive inspections. If you are not satisfied with what you see or the report from your preferred home inspection company, cancel the contract quickly. The last thing you want is to invest in a property that costs you more in the long run or depreciates.

Contact Atlanta Property Inspections to book an appointment with our experts and enjoy comprehensive home inspection services tailored to your needs. Don’t go into a home purchase blindly and without leverage. Let us help you eliminate uncertainties and ensure that you make informed decisions.
