The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

What Does the Home Inspector Assess on the Exterior of the Property During Inspection?

A home inspection is one of the most important steps when buying or selling a home. This service permits each party to evaluate the property's condition, allowing them to identify if any issues can impact the homeowners' safety or the house's value. Most people think that home inspection includes checking a few significant components of a home to make the overall evaluation. Contrary to their belief, many parts are evaluated in an inspection, both on the interior and exterior parts of a home, before understanding the structural health of the property. This article will explore what a home inspection includes and expand more on what home inspectors assess on the property's exterior during inspection. If you want to learn more, call Atlanta Property Inspections today.

What Does A Home Inspection Include?

A home inspection is the evaluation of a property’s condition. To do this, professional inspectors follow specific checklists and assess the property's condition. Let’s look at what a home inspection includes:

  • Structural Parts of a Home: Evaluating a home's structural elements includes evaluating the walls, ceilings, and foundations. Inspecting these elements is crucial to ensure there isn’t any damage or deterioration that may be a future safety hazard for the homeowner.
  • The Roofing: Without proper roofing, homeowners will face constant leaks, water intrusions, pest infestations, and structural damage. Inspectors ensure to note if there is any damage on the roof or missing shingles.
  • Plumbing System: The plumbing system is one of a home's most essential parts. An inspector looks for signs of visible leaks, corrosion, or drainage disorders. They may also check fixtures connected to the plumbing system, such as water heaters and related pipes, to detect clogs or potential failures.
  • Electrical System: A safe electric system is essential to prevent fire and electrocution risks to home residents. Inspectors check the electrical panel, outlets, wiring, and circuit breakers to ensure everything meets safety standards.
  • HVAC System: The HVAC system is inspected to note the effectiveness and functionality of the heating or cooling units and the ventilation around the house.
  • Other Interior Components: In addition to the components mentioned above, home inspectors can also check minor interior components like windows, stairs, and floors to see if they are in working condition.
  • Major Exterior Components: Some major exterior components, including windows, doors, decks, and more, are also inspected. In the following section, we will explore these components more.

What Is Assessed on the Exterior of a Property During an Inspection?

  • Roof & Gutters: Roofs and gutters are inspected to ensure that they are intact and that water is properly drained away from the house's foundation.
  • Siding: Siding is a protective material attached to the exterior of a house that defends it against weather, impacts, and insects.
  • Foundation: The inspectors check outside the home to see if there is any visible damage on the foundation. If there is any structural shifting or sliding, it is noted and reported immediately.
  • Windows & Doors: Windows and doors are inspected to ensure they are correctly aligned and that the weatherstripping is functioning effectively.
  • Driveway: Lastly, the driveways are also checked to see any cracks or trip hazards for the homeowner.
