Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

What Home Inspectors Wish You Knew Before the Walkthrough

Buying a home? One of the essential steps in the transaction process is a home inspection. It protects your financial investment by revealing hidden structural or mechanical flaws. At Atlanta Property Inspections, we’ve been around for over 25 years, and if there’s one thing we’ve learned is that most home buyers don’t know what to expect. Today, we’ll share the things that we as home inspectors wished you’d know so that you can move forward with confidence.

No House Is Perfect

One of the biggest misconceptions is that a home inspection guarantees you'll find a flawless property. Even brand-new homes can have defects, while older homes naturally show signs of wear and tear.

Inspectors are looking for safety hazards, major defects, and maintenance issues. Finding problems doesn't automatically mean you should walk away from the purchase. Many issues are routine and can either be repaired before closing or factored into negotiations. A professional home inspection company in Atlanta, GA can advise you on how to proceed depending on what the inspection uncovers.

Not Every Home Inspector Is the Same

Some home buyers shop around for the cheapest quote on a home inspection company—and we get it. Everyone wants to save some money. But if you were undergoing delicate surgery, would you look for the cheapest surgeon or the best surgeon? It’s the same with a home inspection company. Believe it or not, the cheapest quote can end up being the most expensive decision. Some companies are more experienced than others and go the extra mile to deliver exceptional services. So, choose a trusted home inspection company that offers competitive prices without cutting corners.

Most Sellers Are Honest—But We Know That Some Aren’t

Most sellers listing their homes are honest people and won’t try to hide anything from potential buyers. But we know that there are a few sellers that may try to dupe unsuspecting buyers. We’ve been in the home inspection industry for over 25 years and have seen it all when it comes to ways dishonest sellers hide defects. So please be aware that there are sellers who cannot be trusted, and you can’t afford to waive a home inspection.

You Should Plan to Attend the Inspection

If your schedule allows, plan to attend the final walkthrough. This is essential to get a firsthand deeper understanding of your potential home’s condition. Do not solely rely on the comprehensive report—it does not compare with physically walking through a home with a trained home inspector. When you are present during the home inspection, you can ask questions in real-time and learn about home maintenance and operation. You’ll gain confidence and peace of mind by confirming that the home aligns with your expectations. Think of it as a hands-on homeowner’s orientation.

Inspectors Can't See Through Walls

A home inspection is a thorough visual evaluation, but it has limits. Inspectors cannot predict future failures or see behind finished walls, beneath flooring, or inside underground pipes.

Some hidden problems simply aren't visible during the inspection. If there are signs suggesting additional concerns—such as foundation movement, plumbing leaks, or electrical issues—the inspector may recommend further evaluation by a specialist. Most home inspectors have contacts for specialists who can help you address any concerns found during the inspection.
