WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

What is a Crawl Space Foundation?

A house can sit on many different foundations. One of them is a crawl space foundation. There are many advantages to having this foundation. However, most homeowners have not even heard of it. So, to inform everyone, we gathered some information. Throughout this article, we will go through what differentiates crawl space foundations from others, the types of crawl space foundations, their pros and cons, the approximate cost, and how Atlanta Property Inspection can help. So, let’s start.

What Differs Crawl Space Foundation From Others

Unlike other foundations, crawl space foundation is mainly built on places of high rainfall, dry climates, and sloping sites. It was initially used in older periods as it was a good way of stabilizing a home without spending much resources. These foundations work very well in places with frost lines in the ground or dry climates, as they will make the house more stable.

Types of Crawl Space Foundation

There are two types of crawl space foundations. Let’s look at them in this section:

  • Pier & Beam: Blocks are installed in the ground and around the house's perimeter. To prevent the growth of mold and other moisture problems, it has vents installed.
  • Block & Base: Unlike the pier & beam type, this type of foundation has the blocks stacked up around the base of the house. This supports the house in addition to the use of stones and wood. Leaving open space around the house.

Pros and Cons of Crawl Space Foundation

There are some advantages and disadvantages to having this foundation. Let’s go over the advantages first:

  • The crawl space allows easier access to the crucial systems of a house, like the wiring, piping, and slab. This allows the homeowners to easily fix any problems in no time.
  • A crawl space can work like a basement and provide storage to homeowners.
  • This foundation would cost around 8,000-25,000 to build. You can use the space as storage, which you would’ve had to spend 75,000-15,000 to build a basement.
  • It provides more stability for places with poor draining soil and sloping sites.

Let’s look at some of its disadvantages:

  • A crawl space foundation takes more time to build than most other foundations.
  • Without proper airflow inside, you can expect to see many moisture-related problems, like mold, fungi, and insulation problems.
  • It makes it difficult to resell the house if yours is one of the few that contains this foundation.
  • Crawlspaces do not provide much protection to the house against severe storms or inclement weather.
