The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

Can a Home Inspection Save You Money? Absolutely-Here’s How

Homeownership is a rewarding and fulfilling achievement. If you are looking to buy a home, working with a reputable home inspection company in Atlanta, GA is wise. That’s where Atlanta Property Inspections comes in to ensure you properly perform your due diligence. Our licensed and certified home inspectors leverage extensive expertise to thoroughly assess a new home construction or a condo, giving you peace of mind when you decide to buy. Although professional home inspection services come at a cost, the long-term benefits and potential cost savings make it a worthwhile investment. Here’s how your home inspector can put money back into your pocket.

Identify Major Issues

As a prospective homebuyer, the most important way to save money is by learning the major hidden issues. Even if a property is visually attractive, a home inspector can identify minor signs of deterioration that may not be obvious to untrained eyes. Hairline cracks on your walls and foundation, or faulty wiring, can worsen over time and cause costly damage. With that said, investing in a comprehensive assessment gives you peace of mind knowing everything is in top shape.

Find Previously Undetected Issues

Property sellers often disclose current issues with the property to prospective buyers as a sign of transparency. While honesty is appreciated, hiring a home inspector can help identify previously undetected problems the owner did not disclose. Whether unintentionally or intentionally, you don’t have to worry about the stress of emergency repairs down the line. The last thing you want is a failing HVAC or electrical wiring issues when you move in.

Building Leverage in Negotiations

One of the most critical stages for both the buyer and seller is negotiation. For first-time buyers, building leverage is crucial when venturing into the housing market. Studies show that the median home price is 26% higher from 5 years ago. This means that a thorough home inspection can give you the upper hand when it comes to getting a lower selling price. Minor issues may not change the price much, but significant problems can drive the cost down. Alternatively, you can pay the asking price and ask the seller to cover the maintenance fee.

Budgeting for Repairs

If the seller is not willing to cover all the repairs, you will need to get started on the work once you own the home. Licensed home inspectors have many years of experience dealing with repairs, helping you focus on the right areas from the start. In addition, a professional home inspection provides pertinent information to help you budget for repairs. Nothing is more frustrating than assuming home improvement projects will be cheaper only to spend a fortune.

Reduce Home Insurance Costs

Home insurance is essential when you buy a house. Every state is different, but it is not mandatory to purchase it. However, lenders will require you to have the proper coverage if something happens. With that said, your home inspection company can be incredibly useful in reducing your insurance costs. Home insurance providers want to see details from your inspection to determine your rate. A good report can give you a sizeable discount on your premiums.

Ensuring Building Code Compliance

Are you buying an older home? Existing houses exude character and charm, which makes them a valuable investment. However, they can pose serious financial risks if the current owner doesn’t keep up with maintenance or adhere to local building codes. A trusted home inspection company can identify violations you need to rectify, preventing costly fines and even legal action.

When investing in real estate, the costs can add up quickly.  At Atlanta Inspection Properties, we can help you account for the down payment, title insurance, appraisal, and other closing costs. Contact us today to book an appointment with our experts and kick-start your homeownership journey the right way.
