The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

How Home Inspectors Detect Hidden Water Damage and Mold

A home inspection in Atlanta, GA is one of the most important steps when buying, selling, or maintaining a house. It helps uncover issues that might not be visible at first glance. Atlanta Property Inspections often reminds homeowners that what you don’t see can cost you the most in repairs later. Hidden water damage and mold are among the top problems found during a property check because they can quietly spread behind walls, under floors, or in ceilings long before anyone notices.

Common Signs of Hidden Water Damage

Hidden water damage doesn’t always start with a burst pipe or visible puddle. Sometimes it begins with small leaks or poor ventilation that allow moisture to build up slowly. Trained home inspectors know what to look for. Common warning signs include:

  • Peeling or bubbling paint on walls
  • Musty or damp smells in basements or bathrooms
  • Stains that appear on ceilings or floors
  • Soft or sagging drywall
  • Warped wooden floors or baseboards

Even minor clues like discolored grout or mildew around vents can point to larger problems. A qualified home inspection company uses these visual clues as a starting point for further investigation.

Advanced Tools Home Inspectors Use

Modern home inspectors rely on more than just their eyes. They use specialized equipment to detect moisture and mold in hidden areas. Some of the most effective tools include:

Moisture Meters

These devices measure the amount of water in building materials like wood, drywall, or concrete. If readings are higher than normal, inspectors can pinpoint the area for further testing.

Infrared Cameras

Thermal imaging allows inspectors to see temperature changes behind walls or under floors. Cooler spots often indicate moisture, which helps find leaks without cutting into surfaces.

Hygrometers and Humidity Gauges

Excess humidity in a home can lead to mold growth. Inspectors use these tools to measure indoor humidity and recommend ventilation improvements if levels are too high.

Borescopes

A borescope is a small camera attached to a flexible tube. It helps inspect behind walls, under sinks, or inside crawl spaces where mold might be growing out of sight.

By combining technology with experience, inspectors like those at Atlanta Property Inspections can find problems early and help homeowners avoid costly repairs.

How Mold Hides and Spreads

Mold loves dark, damp spaces where air doesn’t circulate well. Once it starts, it spreads quickly through tiny spores that travel through the air. These spores can grow on wood, carpet, drywall, and even inside air ducts.

Unfortunately, mold doesn’t always have a strong smell or visible growth at first. That’s why professional testing is often the only way to confirm it. A home inspection company typically includes mold assessment when moisture is detected. The process may involve air samples, surface swabs, or laboratory testing to identify the type of mold present and the extent of the problem.

Why Hidden Water Damage Is Dangerous

Water damage is more than an appearance issue. Over time, it can weaken structural materials, cause wood to rot, and attract pests like termites. Even more concerning, trapped moisture creates a perfect environment for mold growth, which can lead to health problems such as allergies, coughing, and skin irritation.

By catching these issues early, home inspectors help homeowners save money and protect their families. Ignoring the warning signs could lead to thousands of dollars in repairs or a home that becomes unsafe to live in.

Steps Home Inspectors Take During a Mold and Water Damage Check

When performing a detailed inspection, experts follow a clear process to ensure nothing is missed:

  • Visual Assessment – Inspectors start by checking all visible areas for signs of leaks, staining, or moisture buildup.
  • Use of Tools – They scan problem zones with moisture meters and infrared cameras.
  • Sampling and Testing – If mold or moisture is found, air and surface samples may be collected for lab analysis.
  • Documentation – A detailed report is provided that lists findings, photos, and repair recommendations.
  • Follow-up Advice – Reputable companies like Atlanta Property Inspections also guide homeowners on next steps, such as fixing leaks, drying out spaces, or hiring remediation specialists.

Preventing Future Water and Mold Problems

While an inspection can detect existing damage, prevention is equally important. Homeowners can take a few simple steps to protect their property:

  • Check for roof leaks and clean gutters regularly.
  • Make sure your home’s ventilation system is working properly.
  • Seal bathroom tiles and caulk around tubs and sinks.
  • Run dehumidifiers in basements or other humid areas.
  • Fix plumbing leaks as soon as they are noticed.

These small efforts can make a big difference in reducing long-term damage.

How a Home Inspection Report Helps Homeowners

A professional report from a home inspection company provides peace of mind. It outlines any hidden water or mold damage, explains the severity, and recommends practical solutions. For home buyers, this report can be used during negotiations. For current homeowners, it serves as a maintenance guide to prevent future issues.

Detailed documentation also helps protect you legally and financially if mold or water damage ever leads to insurance claims or resale concerns.

The Importance of Regular Inspections

Even if your home looks perfect, unseen problems can develop slowly over time. Getting an annual or bi-annual inspection helps catch leaks or moisture buildup early. Companies like Atlanta Property Inspections emphasize that routine checks are one of the most effective ways to preserve your property’s condition and value.

Regular inspections also give homeowners confidence that their living spaces are healthy and safe, especially in areas with high humidity or frequent rain.
