I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

Should You Hire Your Own Home Inspector or Rely on the Seller’s?

Are you looking to buy a home? If so, working with a reputable home inspection company in Atlanta, GA can ensure everything is to your standards and compliant with local building codes. Unfortunately, first-time buyers often don’t know whether to hire a personal home inspector or trust that the seller has fixed all the necessary areas. That’s where Atlanta Property Inspections comes in as your trusted partner for comprehensive and tailored services, ensuring you make the most of your investment.

What Is a Home Inspector?

As the name suggests, a home inspector checks every inch of the house and makes sure everything is in top shape. They check every nook and cranny, from the roof, walls, floors, electrical outlets, plumbing, and more. This comprehensive assessment of your building’s layout ensures structural integrity and helps note the expected remaining lifespan of various features. When home inspectors detect issues, they document them and provide a full report afterwards to ensure you make informed decisions. The last thing you want is to invest in a property with barely working systems, leading to costly repairs and replacements.

Why You Should Hire Your Own Home Inspector

The real estate industry is not always scrupulous, as some sellers may patch up damages quickly to trick buyers. The best way to avoid such issues and ensure a fair value of the property you want to buy is to hire a home inspection service. Here’s why:

Avoid Conflict of Interests

As stated, not every seller is honorable. Even if a home inspection company is hired by the seller, they may be pressured to minimize or overlook problems to keep the deal on track. If you are unsure about the condition of the property, hiring your own inspector is wise. As stated, professionals document areas that require attention, ensuring you are getting your money’s worth.

Prioritizes Your Interest

A private home inspector’s primary duty is to ensure you have access to a comprehensive and accurate report of your home’s condition. They solely prioritize your interests and keep up-to-date with local building codes to help you navigate the purchase process legally. In addition, having a personal report of the property’s condition allows you to compare the seller's inspection report for peace of mind.

Uncovers Hidden Issues

Another reason to consider an independent home inspection is to uncover hidden issues. Some of these hidden problems that professionals can reveal include foundation damage, electrical hazards, roof deterioration, plumbing leaks, and other critical systems that inexperienced individuals miss. Nothing is more frustrating than spending more money down the line to fix hidden issues.

Provides Negotiation Power

A detailed home inspection report comprises a list of necessary repairs, giving you leverage to negotiate a lower price. Additionally, you can request the seller to fix the issues before you invest in a property. Although a professional inspection comes at a cost, the long-term benefits and potential cost savings make it a worthwhile investment.

Ensures Safety

A thorough inspection helps identify potential safety hazards, allowing you to address them before they worsen and cause harm. Also, fixing these issues ensures compliance with local building codes and safety protocols, giving you confidence in your purchase.

Now that you know the benefits of conducting an independent inspection, you can make informed decisions before investing in a property. Look for home inspectors with a good reputation and proper licensing to get a detailed evaluation that meets your needs. Contact Atlanta Property Inspections to book an appointment with our experts and learn more ways we can help you get a fair deal.
