My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Dustin is VERY Detailed Oriented and found items and suggestions on the home that I would have never thought of, the report provided very good insight on how to move forward with the sale of the home!  The staff at API was great to work with!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

I have hired this company doing inspection on the property that I was planning to purchase in Georgia. I’ve live in California when this was done. Frank Cooper and his team did a great job of inspection and giving me with every details. I really appreciate the advice and the report. Thank you

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Red Flags Your Inspector Might Spot Before You Even Notice Them

Thinking of buying a new home or selling your current one? If so, you need to carry out a comprehensive home inspection to avoid surprises down the road. There are countless properties that fail to meet safety standards or have hidden issues that only a trained home inspector can uncover. You don’t want to find yourself facing unexpected repair costs, safety hazards, or major structural problems after the deal is done. Hiring a home inspector may seem like an expense, but the benefits far outweigh the costs.

In this post, the team at Atlanta Property Inspections—a top-rated home inspection company—looks into the common issues that inspectors might spot before homeowners even notice them. The information in this post will help you understand why you need a third eye when undertaking a real estate transaction or simply evaluating the overall condition of your property.

  • Foundation and Structural Problems

While a small crack in the wall might seem like nothing, a home inspector in Suwanee knows it can indicate foundation movement or settling. Uneven floors, doors that don’t close properly, or gaps around windows can also signal structural trouble. Left unchecked, these issues can lead to expensive repairs. Inspectors use specialized tools to check for sloping floors, moisture intrusion, and cracks that could compromise the home’s stability.

  • Water Damage and Mold

Water is a home’s silent enemy. You might not notice a faint musty smell or a small discoloration on the ceiling, but an inspector knows these are clues to hidden leaks. They’ll check for water stains, soft drywall, or bubbling paint. Moisture meters and thermal imaging tools can help them locate leaks behind walls or under floors. Detecting these issues early prevents the spread of mold, which can affect both your health and the home’s value.

  • Roof and Gutter Issues

From the ground, the roof might look fine, but inspectors climb up or use drones to check for missing shingles, sagging areas, or poor flashing around chimneys and vents. Clogged or damaged gutters are another red flag. They can cause water to pool near the foundation, leading to leaks or basement flooding. An inspector’s report will help you know whether the roof needs simple maintenance or a full replacement.

  • Electrical and Plumbing Concerns

Behind the walls, inspectors often find outdated wiring, overloaded circuits, or amateur electrical work. Similarly, they’ll test the plumbing for leaks, corrosion, or poor water pressure. Old galvanized pipes or improper drainage can be expensive to replace, but catching these issues early gives you leverage to negotiate repairs before closing.

  • HVAC and Insulation Deficiencies

You may not notice uneven heating or cooling during a short visit, but inspectors test the HVAC system to ensure it’s functioning efficiently. They also check for proper insulation and ventilation in the attic and crawl spaces. Poor insulation can lead to high energy bills and moisture buildup.

  • Pest and Insect Damage

Termites, carpenter ants, and rodents often work quietly behind walls. An inspector looks for subtle clues like tiny holes in wood, sawdust-like material, or droppings. Early detection of pest activity can save you thousands in potential repairs.
