Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Dustin is VERY Detailed Oriented and found items and suggestions on the home that I would have never thought of, the report provided very good insight on how to move forward with the sale of the home!  The staff at API was great to work with!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

Should Sellers Get a Home Inspection Before Listing?

Thinking of selling your home? You might be wondering if getting a home inspection before listing is worth it. Although not legally required, it’s a good idea to hire a home inspection company before you put your house on the market to avoid surprises during the transaction. There could be hidden issues lurking under the surface that could derail the sale.

A home inspection in Atlanta, GA before listing provides valuable insight into the condition of a home before putting it on the market. It can uncover unexpected issues, provide peace of mind, and expedite the selling process. Simply put, a pre-listing home inspection can be a game-changer for sellers. At Atlanta Property Inspections, we pride ourselves on offering professional home inspection services. Here’s why you should schedule a home inspection before listing your property for sale.

  1. Identify Problems Before Buyers Do

Hidden problems like roof damage, plumbing leaks, outdated electrical wiring, or foundation concerns can derail a sale if they surface during the buyer’s inspection. By discovering these issues upfront, sellers can decide whether to make repairs, adjust pricing, or disclose the condition honestly.

  1. Strengthen Your Pricing Strategy

A home inspection provides a clear picture of your property’s condition, which helps you price it more accurately. If the inspection reveals that your home is in excellent shape, you may feel more confident pricing it competitively. On the other hand, if repairs are needed, you can factor those costs into your asking price. Either way, informed pricing reduces the likelihood of appraisal issues or buyer pushback later in the process.

  1. Build Trust and Transparency with Buyers

Buyers are often wary of hidden defects and may assume the worst if a seller seems hesitant to share information. Providing a pre-listing home inspection report demonstrates transparency and honesty, which builds trust. Buyers may feel more comfortable submitting strong offers when they know what they’re getting into. In competitive markets, this openness can set your listing apart and encourage faster offers with fewer contingencies.

  1. Reduce Negotiation Stress

Buyer inspections are a common point of tension during real estate transactions. Even minor issues can become bargaining chips, leading to repair requests, credits, or price reductions. When sellers already know the home’s condition and have addressed major concerns, there’s less room for negotiation drama. Many sellers find that buyers are less likely to demand concessions when a pre-listing inspection has already disclosed and resolved key issues.

  1. Speed Up the Closing Process

Unexpected inspection findings can delay closings while repairs are negotiated or contractors are scheduled. A pre-listing inspection helps avoid these delays by allowing sellers to address issues before the home hits the market. In some cases, buyers may even waive their inspection contingency if they trust the seller’s report.

  1. Decide Which Repairs Are Worth Making

Not every issue uncovered by an inspection needs to be fixed. A pre-listing inspection gives sellers the opportunity to prioritize repairs that offer the best return on investment. Safety issues and major defects usually deserve attention, while cosmetic or minor problems can be disclosed instead. This level of control allows sellers to manage costs strategically rather than reacting under buyer pressure.
