The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Don’t Panic! Why a Long Inspection Report Isn’t Always Bad News

When you want to sell a property, conducting a home inspection in Atlanta, GA is crucial in ensuring you get your money’s worth. Sometimes, home inspectors may take longer to complete their evaluations, raising concerns. A long inspection report can put sellers in a state of limbo, where they do not know whether it is bad or good news. When it comes to long home inspection reports, there are many variables to consider that lead to a lengthy report. As a trusted home inspection company, Atlanta Home Inspections can help you determine the condition of your property. Let’s delve into the common reasons for a long report for peace of mind.

Comprehensive Understanding

The reality is that a long home inspection is often beneficial. A detailed report provides a complete picture of your property’s condition, including potential safety hazards, minor maintenance items, and major issues. This in-depth insight empowers the seller to feel confident in the house and gives the buyer confidence to make informed decisions. If a home inspector is hasty with the details and provides a short report, it may be wise to seek a second opinion from a seasoned company.

Negotiation Leverage

A home inspection report not only provides a complete view of the property’s current state but also serves as a powerful negotiation tool. Buyers do not have to guess, as they have the specific findings, and may use this information to request repairs, a price reduction, or credits. With a long home inspection report, you can save a lot of money on the purchase and in the long run on emergency repairs or replacements. This may not be possible with a rushed report, as vital information may be left out.

Prioritization of Issues

A good home inspector will typically categorize issues by severity. This organization may include safety hazards, major defects, and maintenance items, helping you prioritize what needs immediate attention and what can wait. Steer clear of any home inspection company that doesn’t share information in a manageable fashion. The last thing you want is to prioritize the wrong things going into a sale, leading to devastating surprises later and a lower return on investment.

Maintenance Checklist

Another reason you shouldn’t panic because of a long home inspection report is to catch minor issues before they get out of hand. A detailed report includes things that may not raise concerns initially, such as loose handrails or dripping fixtures. Although these are not deal breakers, they provide a useful checklist for future home maintenance and help you budget for future repairs. Professional home inspectors leverage extensive expertise and knowledge to check every nook and cranny, providing a comprehensive maintenance checklist that covers all the bases.

Peace of Mind

Perhaps the main reason you should appreciate a long home inspection report is peace of mind. If a detailed report does not show major, hidden problems or only minor issues, it gives you confidence going forward with the sale. Nothing is more frustrating than investing in a property only to find out later that it is a money pit. With a lengthy home inspection report, you can take time to read it and even consult a third-party for professional expertise.

Ultimately, it is not about the length of the report, but rather the quality and the severity of issues found that matter. At Atlanta Home Inspections, we believe that the primary goal of a home inspection is to uncover potential issues before investing in a property. Contact us today and book an appointment with our home inspectors to get a comprehensive report with all the necessary information to help you proceed with confidence.
