We are relocating from out of state and we were in need of an inspection with a very tight turn around. We received incredibly thorough reporting and an availability to answer questions quickly. Cary Cooper’s professional and expert insight saved us from a potential health hazard. I would very much recommend Atlanta Property Inspection for any of your inspection needs!

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Should You Get a Home Inspection Before Listing?

Listing a home is a big financial decision that most homeowners make for their house. First impressions can impact how efficiently and successfully a property sells. Most sellers avoid inspections to avoid the hidden issues that are unnoticed by the homeowner. However, understanding how to use a home inspection to a seller’s advantage will not only reduce stress but also increase the overall property value and make the selling process smoother. In this article, we explore what a home inspection is and whether you should consider one before listing your home. If you want to learn more, call Atlanta Property Inspections today.

What Is A Pre-Listing Home Inspection?

A pre-listing home inspection is the assessment of a home’s condition with professional home inspectors in Atlanta, GA before listing a house for sale. A pre-listing inspection is different from a buyer’s inspection plan, which mainly serves the buyer to check the condition of the house to ensure there are no major problems in the key areas of the house that go unnoticed, like the roof, electrical system, plumbing system, HVAC, foundation, and many more. So, overall, the goal is to detect any unnoticed defects that can impact the sale and negotiation stages for the homeowner in the future.

The Benefits of Getting a Home Inspection Before Listing

There are two types of home inspections: one made for the buyer and the other for the seller. The buyer’s inspection is to see if there are major problems in the house before making the purchase of a property and maybe use any minor issues as a way to negotiate with the homeowner. As for a seller’s inspection, homeowners can identify any issues early and address repairs on their own timeline. Not only does it give the seller control of the state of the purchase, but it also reduces the risk of any last-minute negotiations or delays when forming a deal. With an inspection report from a trusted home inspection company, sellers can also be transparent with the results and build trust with the buyer. With the trust, you will have fewer negotiations and an increased buyer's confidence.

Common Problems Seen in Home Inspections

An inspection service looks at a variety of places in a house. However, a typical company offers to look at roofs, foundation cracks, electrical panels, plumbing leaks, signs of water damage, and the efficiency of the HVAC system. While minor issues with these systems are not dealbreakers, they can surely influence the buyer’s confidence, expectations, and tendency to negotiate. Identifying the common problems seen in home inspections and fixing them early on can allow sellers to speed up the process of selling.

Can an Inspection Affect the Price and Speed of a Sale?

A home inspection can affect the price and the speed of a sale. When the seller is transparent with the inspection report and identifies and addresses any issues upfront, they can price their home more accurately and confidently. Buyers who are aware of the situation of the house would have more confidence in purchasing a property with an inspection and repairs accordingly than those who are not disclosing inspection findings.
