We are relocating from out of state and we were in need of an inspection with a very tight turn around. We received incredibly thorough reporting and an availability to answer questions quickly. Cary Cooper’s professional and expert insight saved us from a potential health hazard. I would very much recommend Atlanta Property Inspection for any of your inspection needs!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

What Can Go Wrong If You Skip a Home Inspection

If you’re looking to purchase a new home, congratulations! Buying a home is a big milestone in anyone’s life. However, the housing market has become more competitive than ever. This brings the temptation to waive a home inspection to make the offer more appealing to sellers. This is a big mistake. Those who’ve done it before often end up facing costly surprises after closing, from hidden structural issues to outdated electrical and plumbing systems.

In this blog post, the home inspectors at Atlanta Property Inspections look into the risks of waiving a home inspection. As a premier home inspection company with over 25 years of experience, we’ve seen a good number of buyers waive home inspections and the consequences that followed later on.

  • Hidden Structural Problems Can Cost You Thousands

The whole point of a home inspection is to uncover hidden structural issues before closing. The biggest risk of skipping a home inspection is missing problems such as foundation cracks, settling, roof damage, or framing defects that aren’t always visible during a casual walkthrough. These issues can cost you a fortune down the road and may compromise the safety and stability of your home.

  • Electrical Issues Pose Serious Safety Risks

Electrical problems are another common and costly surprise. Outdated wiring, overloaded panels, improper DIY repairs, and code violations can increase the risk of electrical fires. You do not want to take chances with your home’s electrical system—there’s so much at stake. A home inspection in Buford, GA helps identify these dangers early so they can be addressed before you move in.

  • Plumbing Problems Often Stay Hidden Until It’s Too Late

Leaky pipes, corroded lines, drainage issues, water heater failures, and sewer line problems are often concealed behind walls or underground. Without an inspection, these plumbing issues can lead to water damage, mold growth, and expensive emergency repairs shortly after purchase. After all, you don’t want to purchase a money pit. Get that inspection done and rest assured that your plumbing is in top shape.

  • HVAC Failures Can Drain Your Budget

Heating and cooling systems may appear to work during a showing but could be nearing the end of their lifespan. It’s as if everything looks fine on the surface, but hidden wear and tear is quietly setting the stage for a costly breakdown. Replacing an HVAC system is a major expense that many homeowners aren’t prepared for. An inspection helps determine whether these systems are working as they should.

  • Health and Safety Hazards Put Your Family at Risk

Skipping a home inspection can mean missing serious health concerns such as mold, asbestos, radon, faulty smoke detectors, or carbon monoxide risks. These hazards can affect your family’s well-being and require costly remediation if discovered later.

  • You Lose Valuable Negotiating Power

A professional inspection report gives you leverage to request repairs, credits, or price reductions. Without it, you’re agreeing to purchase the home as-is, even if major defects exist. This can leave you financially responsible for issues that could have been addressed before closing.
