Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

Thorough knowledge of items addressed in report. Home inspector was able to communicate any issues found with buyer and help explain the different items and their severity.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

The Importance Of A Pre-Purchase Home Inspection

Many people use home inspection when they want to identify a problem with their house and when they want to sell it with an excellent report. However, did you know that a home inspection can have crucial effects before moving in? Throughout this article, we will cover how a home inspection before moving into a new house will help you take precautions about specific parts of a house, avoid pests in the future, negotiate about the price more, and find ways to get brand new parts of the house that aren't in good condition.

Taking Precautions According to the Report

Homeowners usually settle in and don’t mind the problems that may be caused to their house in the future. As the problem is ignored, they will face more and more and will even have the value of their house depreciate as it may even have infrastructural issues. However, with a home inspection, you will be able to identify the problem early on and have a problem-free head later. You most likely won’t have any problems in the future and will keep the value of your house. If you want to learn about the problems of your home earlier and would like to take precautions about them, call Atlanta Property Inspection today.

Avoiding Pests

Although avoiding pests may be a part of the taking precautions section, this is critical to go over. Pests have been a problem, especially for homeowners. The unnoticeable creatures slowly but surely eat certain parts of the house that contain glucose and end up causing big holes that allow more pests to enter, leading to significant damage. However, with a home inspection, you will be able to identify the gaps in the house early on and close the spaces up for the pests.

The Effects on Price Negotiation

Home inspections are outstanding when you use them to your advantage. If you have already agreed with the house price and signed the papers, you will most likely only benefit a little from this section. However, if you are still in the process of doing these, then keep on reading. A professional home inspector reports every detail of the house. If the report contains any negative parts like the plumbing or electrical system, you can use it to your advantage and decrease the price offered.

Getting Brand New Parts of the House

Another way to take advantage of a home inspection is to make the homeowner pay for new parts of the house that may be damaged. This is another standard method compared to price negotiations.
