Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

Why You Should Never Skip a Home Inspection—Even on New Construction

In today’s competitive housing market, it can be tempting to waive a home inspection to make offers more attractive. While this strategy can strengthen a bid, it can lead to major financial surprises and long-term regret down the road.  It’s never a good idea to skip a home inspection in Atlanta, GA, even when it’s new construction. Just because a house is newly built doesn’t mean it’s free of defects. A professional home inspection can be the difference between a smooth purchase and learning lessons the hard way.

In this post, Atlanta Property Inspections shares compelling reasons why you should never skip a home inspection. As a reputable company that has been around for years, we’ve firsthand seen the risks that come with waiving a home inspection.

New Doesn't Always Mean Perfect

A newly built home goes through numerous stages of construction, often involving multiple contractors and subcontractors. Electricians, plumbers, HVAC technicians, roofers, framers, painters, and finish carpenters all work on different parts of the project. With so many people involved, mistakes can happen.

Even if every contractor performs quality work, scheduling pressures, material defects, or simple oversights can lead to problems that aren't discovered before the home is completed.

Building Codes Aren't the Same as a Home Inspection

Many buyers assume that because a home passed local building inspections, it's free of defects. However, municipal inspections and private home inspections serve different purposes.

Building inspectors primarily verify that construction meets minimum code requirements at various stages of the project. A home inspector performs a much more comprehensive evaluation of the property's condition, identifying workmanship issues, maintenance concerns, and components that may require attention before or after closing. Passing a code inspection doesn't guarantee every system is functioning perfectly.

Common Issues Found in New Homes

It's not uncommon for home inspectors to discover problems in newly constructed homes, including:

  • Plumbing leaks beneath sinks or inside walls
  • Improperly installed electrical outlets or switches
  • HVAC systems needing adjustment
  • Missing insulation
  • Roof flashing defects
  • Poor drainage around the foundation
  • Windows and doors that don't seal properly
  • Cracked concrete or drywall
  • Incomplete attic ventilation

Many of these issues are relatively inexpensive to correct if caught early, especially while the builder's warranty is still in effect.

Protect Your Investment

For most families, purchasing a home is the largest financial investment they'll ever make. Spending a small amount on a professional inspection can provide valuable peace of mind and help prevent expensive surprises after moving in.

If defects are identified before closing, buyers can often request that the builder complete repairs before finalizing the sale.

An Inspection Helps You Understand Your Home

Even if the inspection reveals very few issues, it still provides valuable information about your new home. You'll learn the location of important shut-off valves, electrical panels, HVAC equipment, water heaters, and other essential systems.

The home inspection company may also provide maintenance recommendations that help you protect your investment and extend the life of your home's major components.

Don't Rely Solely on Warranties

Builder warranties offer important protection, but they aren't a substitute for an independent inspection. Some defects may not become obvious until months after you move in, while others could fall outside the warranty's coverage or reporting period.

A professional home inspection creates a documented record of the home's condition at the time of purchase, making it easier to address issues with the builder if necessary.
